Community Manager

Position Summary The Community Manager II oversees day‑to‑day operations (financial, administrative, sales, marketing, and maintenance) of the community while ensuring company standards are achieved and excellent customer service is delivered. Essential Job Functions Inspect property regularly to ensure compliance with safety, industry, and government regulations. Identify improvement opportunities and propose solutions to increase efficiency, productivity, and profitability. Analyze market and economic trends, implement marketing and leasing strategies to achieve occupancy and revenue goals. Monitor traffic logs, budget guidelines, renewal data, and marketing information to provide up‑to‑date information as requested. Develop resident retention strategies and respond to residents promptly; monitor satisfaction via calls, texts, or emails. Coordinate repairs and maintenance requests, verify status of vacant units, and enforce preventative maintenance program per BH guidelines. Prepare operating income/expense budgets with Regional Manager, and ensure accounting procedures for purchase orders, expenses, and vendor statements follow BH policy. Review monthly income and expense reports, report variances from budget. Collect and document revenues per lease obligations, collect delinquent accounts promptly, and report on financial performance. Prepare weekly/monthly operational reports (petty cash, variance, leasing, renewal, financial). Hire, train, supervise, develop, and mentor property staff; conduct performance evaluations and corrective action. Perform other duties as assigned. Minimum Qualifications / Skills 3‑5 years of property management experience. Ability to travel 20% of time by car or plane. Advanced MS Office Word/Excel and computer technology skills. Strong written and verbal communication skills. Prior leadership experience required. High School diploma or GED; some college preferred. Where required by law, hold a state leasing license or ability to obtain one within the required timeframe. Work Schedule Monday–Friday (schedule may vary). Pay Range $71,012.84 – $106,519.26.
