This involves ensuring a well‑maintained living environment for residents, visitors, and staff. It is the Senior Maintenance Technician's duty to anticipate, identify, and correct any and all problems involving the property maintenance operation and to implement procedures that will prevent such problems. DUTIES AND RESPONSIBILITIES

Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

RESIDENT SERVICE

GREET EVERY RESIDENT YOU SEE, EVERY DAY, ALL DAY IN A POSITIVE WAY Perform maintenance tasks personally or delegate to assistants, as appropriate. Oversee and occasionally inspect work performed by assistants. Institute and management system for handling resident service requests, in conjunction with the Manager. Correct situations within 24 hours when possible. Schedule maintenance personnel in conjunction with the Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.

PREVENTIVE MAINTENANCE/SAFETY

Conduct regularly scheduled safety meetings with the entire staff; maintain and communicate HAZCOM standards. Keep MSDS sheets current and readily accessible. Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, acoustics, and refrigerants. Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates, gates leading to the pool, broken steps, open holes, broken/burned out exterior lights. Maintain accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make‑ready status, work‑in‑progress, etc. Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition. Indoctrinate and assist in the development of all subordinate maintenance staff. Instills a “safety first” attitude not only with maintenance assistants but with all staff. Instruct staff on proper use and guidelines for wearing safety items.

GENERAL

Diagnoses and performs minor and routine maintenance/repair involving the following daily. Electrical and plumbing (including water lines). A/C and heating systems. Appliances (when applicable). Water irrigation systems. Stairs, gates, fences, patios, railings. Tile, carpet, flooring. Roofing, gutters, fasteners. Interior/exterior lights. Fireplaces, ceiling fans. Gas fixtures and appliances (where applicable). Shutters, doors, cabinets, windows, sliding glass doors. Boiler, gas and electric, hot water heaters. Door locks, P.O. boxes, and locks. Security systems (where applicable). Ceiling leaks. Walls. Pool areas, tile, Jacuzzi, pool furniture, pool safety equipment, and pool equipment. Ensure that all make‑ready repairs and services are completed correctly and on schedule. Report all major repairs and requisitions to the Manager prior to any expenditure of funds. Change locks and make keys. Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to a dumpster when necessary. Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Identify all utility meter cut‑offs, apartment and fixture cut‑offs, sewer cleanouts, and prepare maps indicating the same. Perform work area clean‑up and safety‑related duties. Ensure that storage areas remain locked when not in use. Assist in keeping grounds neat and free of litter. Rake, sweep, shovel as circumstances warrant. Perform any additional duties assigned by Manager or Property Supervisor.

QUALIFICATIONS

Position requires at least 5 years experience in property maintenance or equivalent field. EPA Universal Certification and HVAC Certification. Equipment Requirement: Required to wear employer‑supplied back support belt, goggles when working with specific equipment, masks and gloves, and other safety equipment as tasks dictate. Comply with all MSDS Warnings and Precautions. Adhere to all OSHA Regulations. Ownership of personal tools Required to complete standard repairs. Work Hours: 40 hours per week. Weekends as circumstances warrant; on‑call on a rotating basis and for emergencies. Strong leadership and communication skills required. Equipment/Machinery/Tools: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc. User‑Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. Mech. Equip.: Motors, pumps, compressors, blowers, electric and hand power augers, etc.

REASONING DEVELOPMENT

HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities.
