Learn more at Position Information Title: Mortgage Loan Processor Department: Mortgage Processing Reports To: AVP Mortgage Processing Manager Location: Birmingham, AL (Hybrid) Job Summary The Mortgage Loan Processor is responsible for processing loan files by verifying the information the applicants supply on the application, documenting it in accordance with the terms and conditions of the loan approval, and providing the information necessary for the closing of the mortgage loan. This involves verifying the applicant’s income, assets, liabilities and collateral value, as well as gathering additional documentation required to qualify the applicant for various grant programs. Primary and Essential Functions Review the file received from the loan officer for necessary documentation and disclosures. Collect and verify income verification, bank statements, tax returns, appraisals, etc. Troubleshoot filing for agency (Fannie Mae, Freddie Mac) and portfolio guidelines. Apply knowledge of federal and state mortgage lending regulations. Enter file data into mortgage software and any grant‑specific software. Adhere to tight deadlines and work effectively under pressure. Follow up on missing documentation, ordering appraisals, FHA/VA case numbers, and alternative documents as required. Follow up on grant‑specific documentation. Order CAIVRS and check LDP/GSA exclusionary lists. Evaluate documentation for correctness and completeness. Prepare and submit loan files to the underwriter for a credit decision. Complete closing information: ensure closing date on shared calendar, flood certifications, and evidence of all required insurances (HOI, wind/hail, flood, etc.). Follow up on additional requirements or conditions requested by the underwriter. Provide superb internal and external customer service. Build lasting relationships with clients and referral partners. Act as liaison among loan officer, underwriter, closer, settlement agent and, when applicable, real estate agent. Perform general administrative duties such as attending meetings and report production. Maintain accurate tracking data in the mortgage loan software. Communicate effectively with the loan officer throughout the cycle to meet closing deadlines. Collaborate with other departments on projects related to the mission of HOPE. Regulatory Compliance Requirements Register with National Mortgage Licensing System (NMLS). Comply with the BSA, Privacy of Consumer Financial Information regulations, Right to Financial Privacy Act, Equal Credit Opportunity Act (Regulation B), Fair Credit Practice Rule, Fair Credit Reporting Act, Fair Housing Act, Flood Disaster Protection Act, Home Mortgage Disclosure Act (Regulation C), Homeowners Protection Act, National Flood Insurance Act, Real Estate Settlement Procedures Act (Regulation X), Servicemembers’ Civil Relief Act, Truth in Lending Act (Regulation Z), Mortgage Disclosure Information Act. Adhere to Appraisal Independence Interim Final Rule, Interagency Appraisal and Evaluation Guidelines, Dodd‑Frank Act, and Consumer Financial Protection Bureau regulations. Accountability for Business Results Timeliness and quality of the loan process. Loan closing cycle time. Timeliness of grant funding. Specified Authority Level Run Desktop Underwriter. Use VA/FHA Connection. Approve HUD‑1 Form for grant closings. Approve loans for grant compliance according to program guidelines. Qualifications Required: A minimum of three years of recent experience in residential mortgage loan processing. Preferred: Demonstrated strength in managing multiple projects while maintaining attention to detail. Bachelor’s degree in finance or a related field. Competencies & Skills Excellent customer service and written and verbal communication skills. Strong analytical skills. Working knowledge of word processor, spreadsheet and other PC applications. Ability to read and interpret documents, write routine reports and correspondence. Ability to compute rates, ratios, percentages and interpret data. Proficiency in using DU/Total Scorecard & GUS. Ability to apply commonsense understanding to detailed instructions. Ability to handle problems with limited variables in standardized situations. Knowledge of investment regulations and compliance in mortgage lending. Work Environment Majority of time spent in an office environment, generally accessible to the public.
