Preconstruction Manager

A growing and entrepreneurial commercial real estate development and construction organization is seeking a Preconstruction Manager to help build and lead its preconstruction function across Texas. This role is ideal for someone who combines strong estimating and front-end construction coordination skills with a practical, field-minded approach to problem-solving.

Key Accountabilities

• Lead preconstruction efforts from conceptual budgeting through final GMP development
• Review and validate quantity takeoffs, identifying scope gaps, MEP conflicts, constructability concerns, and plan discrepancies
• Manage and coordinate RFIs during the bidding and design development process
• Partner closely with development, design, and operations teams to ensure seamless plan coordination
• Communicate directly with owners, architects, engineers, and subcontractors throughout the preconstruction lifecycle
• Evaluate subcontractor scopes, pricing, feasibility, and constructability solutions
• Prepare conceptual estimates, hard bids, value engineering exercises, and budget updates
• Manage multiple estimates and project pursuits simultaneously while maintaining accuracy and deadlines
• Translate technical construction details between field teams and office stakeholders
• Support the long-term growth of the preconstruction department, including future leadership and team development responsibilities
• Help establish scalable preconstruction systems, standards, and best practices

Minimum Requirements

• 3-5 years of preconstruction, estimating, or related commercial construction experience
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field
• Experience with commercial construction estimating and bid coordination
• Strong understanding of construction drawings, specifications, and building systems
• Ability to write and manage RFIs during preconstruction phases
• Experience coordinating with subcontractors, consultants, architects, and internal project teams
• Strong organizational and multitasking skills with the ability to manage multiple active pursuits
• Excellent communication and relationship-building abilities
• Familiarity with the Houston, Austin, and/or DFW construction markets
• Proficiency with construction software and estimating tools such as Bluebeam, Excel, Procore, or similar platforms

Preferred Requirements

• Experience working closely with both field operations and development teams
• Understanding of practical construction execution and subcontractor coordination
• Exposure to conceptual estimating and value engineering processes
• Existing subcontractor and consultant relationships within Texas markets
• Leadership potential with interest in building and managing future estimating teams
