The Role The Project Executive provides overall leadership and direction on the construction project. Typically, the Project Executive is responsible for negotiating the Owner contract, is the main contact for the Project Manager for issues concerning budget, billing and client satisfaction, and ensures the fiscal success of the project. Responsibilities Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction. Participate extensively in the work acquisition process, defining and developing project budgets and schedules that will achieve profitability objectives. Set appropriate milestones and assign staff qualified to handle the scope and complexity of the project. Work closely with clients, owners, architects, and subcontractors to develop relationships that exceed client satisfaction to Suffolk's demanding standards. Provide oversight in managing all necessary resources throughout the entire project from start‑up through closeout, ensuring the Owner's expectations regarding budget, schedule, and quality, as well as Suffolk's profitability objectives, are met or exceeded. Own the project from Pre‑Construction through Closeout and beyond, overseeing budget, costs, unexpected events, general performance, and overall progress against plan. Ensure day‑to‑day operations of projects transition effectively to Project Managers and Superintendents from Preconstruction to field work. Mentor, train, and coach staff to perform to or exceed Suffolk standards. Represent Suffolk to the Owner(s), Architects, Consultants, Government Authorities, Vendors, and Subcontractors. Participate in project acquisition, including understanding owner needs, reviewing project challenges, generating leads, contributing to RFP response, interview preparation, and contract negotiation. Lead project startup/turnover/pre‑construction activities, assign appropriate staff, approve pre‑mobilization activities, conduct turnover meetings, and develop project‑specific budgets, schedules, and logistics plans. Ensure projects achieve budget, schedule, quality, and profitability objectives; maintain a thorough understanding of the Suffolk/Owner Contract; visit sites regularly to monitor performance; and provide leadership in corrective actions. Monitor and evaluate Project Manager and Superintendent staff assignments; develop the entire team; assist in sourcing, screening, mentoring, coaching, and training staff. Manage financial performance: cash management, accounts receivable, accurate financial forecasting, and P&L including full understanding of project contingencies, liabilities, and savings potential. Assist in developing the baseline schedule, monitor schedule performance, initiate Lean planning processes, and ensure staff understanding and compliance with Suffolk’s Standard Operating Procedures. Champion jobsite safety, motivate the on‑site team in the implementation of Suffolk Safety Program, and ensure project budget includes appropriate safety funding. Attend all scheduled meetings necessary to monitor and manage project profitability; chair and/or attend weekly project staff meetings. Maintain continuous client contact to gauge performance perceptions, communicate relevant information to the Project Team, and become the Suffolk representative on the team. Qualifications Bachelor's degree with a minimum of 10–15 years of construction management experience for a large‑scale general contractor or CM at Risk firm. Self‑perform experience a plus. In‑depth knowledge of intricate commercial construction practices. Experience leading multiple successful project teams, including development of direct reports and maintaining relationships with external entities. Ability to manage and embrace change, respond and adapt to new processes and new ways of looking at old problems.
