Overview

A Chicago-based, vertically integrated construction firm specializing in high-end residential and commercial projects is seeking a Project Manager to support its dedicated post-construction and maintenance division.

This division focuses on delivering ongoing, white-glove service to clients following initial project completion - including remodeling, service work, and long-term property support. The Project Manager role centers on delivering exceptional client experiences through responsive communication, operational efficiency, and consistent execution across multiple service projects.

Role Summary

The Project Manager is responsible for leading post-construction, remodeling, and maintenance projects while serving as the primary point of contact for assigned clients.

This role manages multiple concurrent scopes of work and ensures projects are delivered on schedule, within budget, and aligned with client expectations. Success requires strong organization, proactive communication, financial oversight, and a service-driven mindset.

The Project Manager works closely with field leadership, subcontractors, and internal teams to maintain quality standards and support long-term client relationships.

Key Responsibilities

Client Experience & Relationship Management

• Serve as the primary point of contact for assigned accounts
• Maintain proactive communication and timely issue resolution
• Build and sustain long-term client relationships

Project Scoping & Planning

• Assess client needs and define clear scopes of work
• Develop budgets, schedules, and execution plans
• Align service timelines with client expectations

Financial Management

• Manage project budgets, labor costs, subcontractor expenses, and materials
• Track financial performance and forecast profitability
• Ensure accurate invoicing and change order management

Scheduling & Execution

• Oversee multiple overlapping service and remodel projects
• Coordinate field teams and subcontractors to maintain efficiency
• Balance urgent maintenance requests with planned scopes

Subcontractor & Vendor Coordination

• Manage scheduling, performance, invoicing, and quality standards
• Maintain strong vendor and subcontractor relationships

Risk Management & Issue Resolution

• Identify potential project risks early
• Resolve challenges quickly to protect timelines and client satisfaction

Process Improvement

• Identify opportunities to improve workflows, pricing strategies, and communication tools
• Support scalable, repeatable service operations

Reporting & Internal Collaboration

• Provide updates on financial performance, workload, and operational improvements
• Collaborate closely with field leadership to ensure safety and quality standards

Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
• Minimum 5 years of construction management experience
• Experience in residential, commercial interiors, service-based construction, or projects under $500K preferred
• Proven ability to manage multiple fast-moving projects simultaneously
• Strong financial acumen including budgeting, forecasting, cost tracking, and change management
• Proficiency in Microsoft Office required; experience with project management and accounting software preferred
• Ability to read and interpret drawings and scopes of work
• Exceptional communication and relationship-building skills
• Highly organized, detail-oriented, and solution-driven
• Comfortable operating in a dynamic, service-focused environment
