HVAC TECHNICIAN (FULL TIME)

Location: Queens University – 1900 Selwyn Avenue, Charlotte, NC 28274 (Openings at other district locations available). Schedule: Full‑time, Monday through Friday, 7:00 am to 3:30 pm. Flexible full‑time and part‑time options may be accommodated. Pay: $25.00 to $33.00 per hour. Job Summary The HVAC Maintenance Technician performs a variety of skilled maintenance duties related to the facilities engineering and maintenance functions, working under the supervision of a supervisor, foreman, or master mechanic. The incumbent is expected to analyze, troubleshoot, and correct complex HVAC and related building system problems independently, while ensuring that non‑licensed workers perform tasks in compliance with safety and quality standards. Essential Duties and Responsibilities Perform preventive maintenance and non‑complex reactive repairs on HVAC, electrical, mechanical building systems, and related equipment. Update work statuses and document completed tasks in the CMMS using a mobile device. Assist in determining manpower, material needs, and deadlines for jobs and projects. Cleans, lubricates, services, repairs, and diagnoses malfunctions of HVAC, electrical, mechanical, sprinkler, standpipe, transport, electronic signaling, fire alarm, and similar plant equipment. Make decisions on repairs and report major problems to the Maintenance Supervisor, Foreman, and Manager as appropriate. Construct, finish, install, maintain, and repair electrical and mechanical systems using power and hand tools. Review outside vendor projects and create punch lists. Analyze and correct complex building system and electro‑mechanical problems related to utilities. Support project management activities as needed. Respond to emergency problems and perform emergency repairs. Maintain logs, perform rounds, and complete PM work orders, tests, and inspections. Recommend modifications or improvements to preventive maintenance systems. Maintain shops and mechanical areas in a clean and safe manner. Perform other duties as assigned. Qualifications Five years’ experience as a Maintenance Technician in an institutional setting, with expertise in engineering or maintenance disciplines. One of the following credentials: Journeyman Electrical License, Registered ACR Technician with EPA certification in Refrigerant, or Journeyman Plumber License. Experience working with blueprints and schematics. Valid driver’s license. General understanding of electro‑mechanical equipment. Rudimentary ability to use hand‑operated construction equipment. Ability to repeatedly lift 50 pounds and perform kneeling, bending, and strenuous labor for extended periods. Working Conditions Exposure to high heat, noise, dust, dirt, and potential infection control areas. Requirement to meet daily completion deadlines. Must be available to work all hours, including weekends and nights, as necessary.
