Position Type: Supervisor Date Posted: 7/13/2026 Location: Warehouse Title: Facilities and Maintenance Manager FSLA Status: Exempt Work Year: 12 month - 260 days Annual Salary Range: $91,483 - $106,082 Additional benefit package listed below General Purpose: To oversee and provide supervision and support for all maintenance, repair, remodeling and planning activities related to all district facilities and grounds, ensuring top operating condition. Reports To: Superintendent Qualifications: High School Diploma or equivalent; Bachelor's Degree preferred Five years of experience in custodial, maintenance and grounds keeping, including supervision and management; This experience may be gained in a school district or through service as a maintenance supervisor or director for other public agencies. Preference will be given to candidates, all other experience being comparable, who hold a valid license in a trade such as HVAC, plumbing, or electrical. Proficient in technology and facilities management applications. Knowledge of public procurement requirements and the ability to write and advertise Requests for Proposals (RFPs) as needed Excellent written, verbal and interpersonal communication skills Valid Oregon Driver's License Must pass criminal background check and pre-employment drug screening (including THC screening) Completion of required SafeSchools training Duties and Responsibilities (other duties may also be assigned): Administrative & Procurement Procurement & Budgeting: Develops bid and RFP specifications, obtains quotes, and supervises contracted project work. Participates in annual budget development and monitors/approves expenditures. Planning: Develops and manages short- and long-range plans for capital construction, facility security, and energy management. Records: Maintains records and prepares reports/applications required by district, local, state, and federal agencies. Facilities & Maintenance Preventative Maintenance: Establishes and maintains a program of preventative maintenance for all buildings and equipment. Technical Oversight: Reads and interprets blueprints and building plans. Oversees mechanical, electrical, and HVAC systems. Energy Management: Acts as the district energy manager, ensuring compliance with SB1149 energy program requirements. Custodial & Personnel Management Supervision: Assigns and orients maintenance and custodial personnel; evaluates maintenance personnel. Collaborative Oversight: The Maintenance Supervisor also serves as the Custodial Supervisor, performing these duties with the support of building principals for day-to-day operations and staff evaluations. Training: Makes provision for training and development, including SafeSchools training and proper use of maintenance and custodial products and equipment. Safety & Oregon Regulatory Compliance Integrated Pest Management (IPM): Acts as the District IPM Plan Coordinator to ensure compliance with state and federal laws. Environmental Safety: Oversees fire, life, AHERA, asbestos, lead (paint and water), and radon safety supports and ensures legal compliance. ADA Compliance: Maintains knowledge of federal laws related to plant management, including the Americans with Disabilities Act (ADA). Hazardous Materials: Manages the skill, efficiency, and safety of handling and disposing of hazardous materials. Physical Requirements & Working Conditions Environment: Works in various environments (indoor/outdoor) with occasional exposure to noise, hazardous chemicals, confined spaces, and potential electrical shock. The position requires travel between school sites and the district office as well as response to facility problems and emergencies Possible exposure to bodily fluids due to student and/or employee injury or illness Evenings and/or extended work hours are often required; Must be available for emergency calls 24 hours a day and may occasionally be required to perform emergency repairs during evening or weekend hours. Perform physical requirements which may include: Moderate to extensive degree of physical stamina and frequent lifting up to 50 lbs. and occasional lifting up to 100 lbs. Frequent and prolonged standing, walking, bending and sitting Exposure to conditions where heating, cooling and ventilation may be inadequate at times May require exposure to chemicals, dirt, paint, chalk, noise, odors and the possibility of electrical shock Ability to operate buffers, scrubbers, vacuum cleaners, lawn mowers, tractors, dump truck, district vehicles, forklift, power tools and other equipment Ability to climb ladders, stretch, bend and attain heights Performs other duties as assigned Essential Duties and Responsibilities (other duties may also be assigned): Maintain a high level of ethical behavior and confidentiality when dealing with student, staff and/or parent information Process personnel actions, disciplinary actions and/or related matters for the purpose of documenting such actions and following district policies and administrative regulations Prepare various written documents (e.g. correspondence, reports, analyses, etc.) for the purpose of providing written support and/or conveying information Represent the school within the community forums for the purpose of maintaining ongoing community support for educational goals and/or assisting with issues related to school environment Keep abreast of changes and developments in the profession by attending professional meetings, reading professional journals and other publications, and discussing issues of mutual interest with other professionals in the field Participate in administrative meetings, negotiation meetings and other such meetings as required or appropriate Perform such other tasks (which may require knowledge of other job descriptions) as may seem to be appropriate to the Board or Administration Additional Benefits The benefits package for the Maintenance/Custodial Supervisor will consist of the following: PERS Pick-up The District shall "pickup", assume, and pay a six percent (6%) employee contribution to the Public Employees Retirement Funds for the employee. Hospital-Medical Dental Care The District will provide $1,712 for the purchase of medical insurance benefits (medical, dental, and vision) offered by the district. Unused portions may be deposited into an HSA for HSA qualified plans. A $600 opt out stipend is available for employees who are covered by another qualified health care plan. Section 125 Account/Health Savings Account (HSA) The District shall deposit $600 into a Section 125 account or HSA if employee selects a qualified HSA plan on October 31 each year during the term of this agreement. Disability Insurance The District shall pay the full premium cost of long-term disability income insurance for the employee in an amount equal to 2/3 of the first $8,000 of the employee's monthly salary. Group Life Insurance The District shall contract for group term life insurance for the employee in an amount equal to two hundred percent (200%) of their annual salary, not to exceed a maximum benefit of $300,000. Sick Leave Sick leave shall be granted at the rate of twelve (12) days per school year. Personal Leave The employee shall be granted three (3) days of personal leave annually. Except in the event of an emergency, a request should be submitted one (1) week in advance. Flex Days The employee will be awarded five (5) days per year of flex-time, in consideration of hours worked above and beyond their contract. Earning Vacation Days The employee shall earn 25 days annually, beginning with his/her first day of service upon successful completion of probationary period. Paid Holidays The District provides 16 paid holidays per year. Cell Phone Stipend The District will provide a $100 per month cell phone stipend. 403b Match The District agrees to match the employee's contribution up to the maximum contribution of $145 per month, once the Maintenance/Custodial Supervisor serves the probationary period of 120 work days. Tuition Reimbursement Tuition reimbursement for continuing education/certification based on alignment to District goals and job duties possible with administrative approval. Moving Expenses Moving expenses of up to $1,500 reimbursable for those who live more than fifty (50) miles from North Bend.
