Job Description

This role focuses on maintaining common areas and amenities in a downtown high-rise commercial building, coordinating and overseeing vendors for repairs and troubleshooting, and supporting building systems through non-technical preventive maintenance. The position ensures that all shared spaces remain clean, safe, and fully operational while providing structured support to building engineering operations.

Responsibilities

• Perform routine inspections of lobbies, hallways, elevators, stairwells, parking areas, fitness centers, pool and spa areas, rooftop decks, and other shared spaces to ensure they remain clean, safe, and in good working order.
• Complete light maintenance tasks such as replacing light bulbs, tightening fixtures, clearing minor clogs, adjusting doors, and performing basic equipment upkeep.
• Ensure all amenities remain fully operational for residents and tenants by addressing minor issues promptly and escalating more complex problems when needed.
• Identify repairs or troubleshooting needs that exceed basic skill level and promptly contact appropriate vendors for support.
• Schedule, coordinate, and oversee vendor work, ensuring high-quality results, adherence to timelines, and compliance with budget guidelines.
• Track vendor visits, invoices, and work completion accurately within the provided budget and document all related activities.
• Conduct basic monitoring of mechanical rooms, electrical rooms, and other building infrastructure areas to identify potential issues early.
• Report irregularities or potential issues in building systems to management, the maintenance engineer, and appropriate vendors.
• Assist with routine tasks such as filter changes, equipment resets, and simple preventive maintenance as directed by the maintenance engineer or management.
• Use pen and paper to check and log all preventive maintenance activities, ensuring accurate records of tasks performed.
• Identify issues during inspections or preventive maintenance and report them to the maintenance engineer, providing clear details and recommendations where applicable.
• Turn in a daily progress report at the end of each shift summarizing work completed, issues identified, and vendor activities.
• Support and guide a part-time employee working under this role by providing direction on daily tasks and ensuring consistent maintenance standards.
• Maintain familiarity with the Building Management System (BMS), using it as needed to support monitoring and basic operations as directed.

Essential Skills

• At least 2 years of experience as a building engineer, facilities technician, chief engineer, or a high-level facilities technician with strong vendor management experience.
• Hands-on experience with facility maintenance, including basic electrical, plumbing, carpentry, mechanical, and painting tasks.
• Ability to perform general painting, minor plumbing repairs, basic mechanical tasks, and light electrical work safely and effectively.
• Experience performing HVAC preventive maintenance such as replacing filters and supporting non-technical HVAC tasks.
• Proven experience dealing with vendors for troubleshooting and repairs, including calling, scheduling, and coordinating their work within a defined budget.
• Ability to track and document preventive maintenance activities using pen and paper, including checklists and logs.
• Capability to monitor building infrastructure areas such as mechanical rooms and electrical rooms and recognize irregularities that require escalation.
• Strong organizational skills to manage multiple maintenance tasks, vendor visits, and follow-up activities throughout the day.
• Clear verbal and written communication skills for reporting issues, coordinating with vendors, and submitting daily progress reports.
• Familiarity with Building Management Systems (BMS), including understanding what a BMS is and how it is used in building operations.

Additional Skills & Qualifications

• Previous experience in a high-rise commercial or mixed-use facility environment.
• Experience overseeing or guiding other maintenance or facilities staff, such as part-time employees.
• Comfort working with basic mechanical, electrical, and plumbing systems under the direction of a maintenance engineer.
• Strong attention to detail when inspecting common areas, amenities, and building systems.
• Ability to prioritize tasks and respond promptly to issues that impact resident and tenant experience.
• BMS knowledge is important but not strictly required, as long as there is familiarity with the concept and interface.
• Comfort working with simple, paper-based preventive maintenance logs and checklists.

Work Environment

This role is based in a downtown high-rise commercial building in the Emeralda Plaza area. The facility consists entirely of commercial office space, with shared amenities such as lobbies, elevators, stairwells, parking areas, fitness centers, pool and spa areas, and rooftop decks. The schedule runs Wednesday through Sunday from 7:00 a.m. to 3:30 p.m., with the possibility of a week or two off after the start date depending on operational needs. You will work closely with a maintenance engineer and oversee a part-time employee who supports daily facilities tasks. The environment involves regular movement through mechanical rooms, electrical rooms, and other infrastructure spaces, as well as frequent interaction with vendors performing repairs and preventive maintenance. Work is hands-on and facilities-focused, with routine use of basic tools and pen-and-paper logs to document preventive maintenance and daily activities.

This is a Contract position based out of San Diego, CA.

The pay range for this position is $28.84 - $28.84/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
