The Role We are looking for an HVAC professional to diagnose, repair, install, manage and implement preventative maintenance programs for our HVAC systems across the property. Must have 5 years of hands‑on experience working with HVAC in a commercial environment. Responsibilities Maintain all facility HVAC equipment in good working condition, including dehumidifiers and climate control systems. Must be able to work indoors/outdoors; subject to adverse conditions. Must be able to work aerial on scissor lifts. Advanced Technical Expertise Large‑Scale Systems: Deep knowledge of chillers (centrifugal, screw, scroll), cooling towers, boilers, packaged rooftop units (RTUs), and Variable Refrigerant Flow (VRF) systems. Building Automation & Controls (BAS/BMS): Proficiency in reading and troubleshooting DDC (Direct Digital Control) logic, communicating with smart controllers, and adjusting setpoints or schedules via software platforms. Electrical & Schematics: Expert use of multimeters to trace complex high‑and‑low‑voltage control circuits, variable frequency drives (VFDs), and three‑phase power configurations. Refrigeration & Recovery: Mastery of the refrigeration cycle, superheat and subcooling calculations, and strict EPA Universal (Section 608) compliance for handling large refrigerant volumes. Diagnostics and Engineering Logic System Diagnostics: Ability to approach multi‑variable failures methodically instead of swapping parts blindly. Air and Water Balancing: Understanding static pressure, CFM airflow, and hydronic water balancing (pumps, flow rates, delta‑T). Blueprint & Specification Literacy: Reading complex architectural, mechanical, and electrical blueprints to understand system design and compliance codes. Leadership and Project Management Project Management: Work with vendors to receive quotes, plan and coordinate new installations or repairs as needed. Mentorship: Training apprentice and junior technicians on safety protocols, tool handling, and diagnostic steps in the field. Workflow Coordination: Managing maintenance schedules, assigning daily work orders. Customer & Management Communication: Translating complex mechanical failures into clear financial or operational terms for business owners and upper management.
