Land Acquisition Manager
D.R. Horton, Inc., the largest homebuilder in the U.S., is currently looking for a Land Acquisition Manager. The right candidate will manage the Land Acquisition Department. Responsibilities include finding, placing under contract, receiving governmental approval, and closing on new land that meets the division's needs. Essential duties and responsibilities include planning, directing, and coordinating all land acquisition activities; negotiating the acquisition of properties with landowners, attorneys, or brokers; identifying and qualifying potential land acquisitions in alignment with division goals; managing the due diligence process on land acquisition opportunities; managing, coordinating resources for, and meeting all entitlement needs for land acquisitions; monitoring development phases and entitlement processes post-closing; maintaining responsibility for developing departmental overhead budget and controlling the budget; managing the land/lot purchase contract process with division counsel, outside counsel, and region counsel; collaborating with the Land Development Department on potential development communities; developing business community relationships and scouting other avenues for possible acquisitions; preparing land valuation analysis and corporate budgets; preparing memoranda and other documentation and analytics for corporate approval for land buys; and conducting all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
Supervisory responsibilities include directly managing two or more employees in the Land Acquisition Department, carrying out supervisory responsibilities in accordance with the organization's policies and applicable laws, and responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications include a Bachelor's degree from a four-year college or university, seven to ten years of related experience and/or training, must have a vehicle and a valid driver's license, and proficiency with MS Office and email. Preferred qualifications include strong communication skills, creative thinking, and attention to detail.
