Director of Residences

the client is seeking an experienced director of residences to oversee operations, maintenance, and continuous improvement for a portfolio of ultra-luxury residences on the east coast, based in miami beach. This is a highly visible, hands-on leadership role that blends estate management, project oversight, hospitality, and facilities expertise. The director of residences will manage day-to-day readiness, lead major renovations, coordinate principal arrival activities, support guest and event operations, and help drive emergency preparedness. Core responsibilities include maintaining overall responsibility for the condition and operations of all residences; establishing and upholding operating standards, service protocols, and documentation; performing regular inspections to proactively identify issues; and coordinating seasonal transitions and special events. The role also leads capital projects and property improvements from planning through completion, including developing budgets, timelines, and scopes; monitoring progress and approved expenditures; serving as the principals’ representative with architects, designers, contractors, and consultants; and maintaining project tracking systems and regular updates to leadership. The director of residences will build and manage a best-in-class vendor and maintenance network, oversee preventive maintenance across building systems, grounds, and specialty assets, and handle inspections, regulatory compliance, and emergency repairs. Additional duties include managing safety, security, and emergency response plans (including storm readiness), partnering with security teams on access control and life-safety protocols, and serving as the primary operational contact during property emergencies. The position also includes overseeing the maintenance and readiness of estate vehicles and marine/dock assets where applicable, recruiting and developing household and property staff, and ensuring staffing levels support principal and guest needs; qualifications emphasize senior leadership experience in estate management and luxury residential/hospitality operations, demonstrated ability to manage multiple residences, strong knowledge of construction and building systems, vendor and budget experience, and capability to lead teams and manage complex operations across locations, including regular travel and urgent after-hours responsiveness.
