The Construction Manager will support multiple projects during construction phase and serve as a point of contact for both internal clients and external regulatory agencies.Essential Duties & Responsibilities:Manage, oversee and coordinate all facets of the construction phase for public housing projects including mobilization, construction, and closeout.Determine labor requirements and dispatch workers to construction sites. Inspect and analyze projects to monitor compliance with building and safety codes, and other regulations.Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer. Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors. Requisition supplies and materials to complete construction projects. Prepare and submit budget estimates and progress and cost tracking reports. Develop and implement quality control programs. Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Investigate damage, accidents, or delays at construction sites, take actions to ensure that proper procedures are being carried out. Plan, manage, and coordinate all aspects of the project schedule, scope, and cost. Value Engineer the project by identifying opportunities for savings and ensuring material substitutions are equal. Communicate with and manage project stakeholders. Prepare Project Management plan and fee budget/proposal at the project outset. Evaluate documents and communicate the client’s specific goals and expectations to all project team members. Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary. Organize and maintain framework for project team processes and record keeping of electronic and physical documents. Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently. Ensure the project design management continues to follow the client project documents such as budget, scope, schedule, and client's design standards. Prepare cost and revenue projections. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package.
