Overview: The Regional Area Property Manager plays a crucial role in overseeing the management and operations of a designated geographical region's property portfolio. This role involves supervising property managers, ensuring compliance with regulations, maximizing property performance, and maintaining positive relationships with tenants, and vendors. The Regional Area Property Manager must possess exceptional leadership, communication, and organizational skills to effectively manage multiple properties within the region. This position is located in the Montvale, NJ corporate office and requires approximately 6 to 8 days a month travel to provide on-site support, conduct property visits, and ensure operational excellence across all locations.

 

Responsibilities:

Property Portfolio Management:

Ø Oversee the day-to-day operations of multiple properties within the designated region.

Ø Monitor property performance metrics such as occupancy rates, leasing activity, and revenue generation.

Ø Implement strategies to maximize property profitability and asset value.

 

Team Leadership and Management:

Ø Supervise and provide guidance to property managers and support staff within the region.

Ø Conduct regular performance evaluations and provide coaching and training as needed.

Ø Foster a collaborative and positive work environment to ensure high team morale and productivity.

 

Tenant Relations:

Ø Serve as the primary point of contact for tenant inquiries, concerns, and lease negotiations.

Ø Ensure excellent tenant satisfaction by promptly addressing issues and maintaining open communication channels.

Ø Implement tenant retention strategies to minimize vacancies and optimize tenant retention rates.

 

Property Maintenance and Compliance:

Ø Ensure that all properties within the region meet regulatory requirements and industry standards.

Ø Coordinate maintenance and repair activities to uphold property aesthetics and functionality.

Ø Conduct regular property inspections to identify maintenance needs and safety hazards.

 

Financial Management:

Ø Develop and manage the annual operating budget for each property within the region.

Ø Monitor financial performance, analyze variances, and implement corrective actions as necessary.

Ø Negotiate vendor contracts and service agreements to optimize cost efficiency while maintaining quality standards.

 

Reporting and Documentation:

Ø Prepare comprehensive reports on property performance, financials, and operational activities for senior management.

Ø Maintain accurate and up-to-date records of leases, contracts, and other pertinent documents.

 

Requirements:

· Proven experience in property management, with a minimum of 5 years in a supervisory or managerial role.

· Strong knowledge of real estate laws, regulations, and leasing practices.

· Excellent leadership and interpersonal skills, with the ability to motivate and inspire teams.

· Proficiency in property management software and MS Office suite.

· Exceptional organizational and problem-solving abilities.

· Ability to multitask and prioritize responsibilities in a fast-paced environment.

· Excellent communication skills, both written and verbal.

· Valid driver's license and willingness to travel within the designated region as needed.
