Lead Maintenance Technician (46714)

Overview As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best. Responsibilities Use five-plus years of experience in property maintenance (either in a residential or hospitality setting, including at least one year of supervising others) to address work orders and other repair and maintenance issues before they escalate into major problems. Utilize one or more technical certifications to address critical areas, such as HVAC-certified repairs and maintenance, CPO for pools and spas, or other specialized training for electrical or plumbing issues when they arise. Proactively address routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse. Be hands-on with day-to-day maintenance activities, setting the tone and standard for how work gets done. Lead by example, stepping in to assist where needed, including completing work orders as assigned and helping other technicians with work orders. Manage the Make-Ready board so turnover work stays on schedule and ensure the property grounds are kept up. Engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and resolve them. Use attention to detail and project management skills to find cost-effective, high-quality, timely resolutions to repair and maintenance issues affecting the property. Maintain a safety-first approach to everything you do, including utilizing EPA certification to handle certain substances and training the maintenance team in proper safety procedures and protocols. The Details You will work full-time Monday through Friday at our location. Since maintenance emergencies can happen at any time, this role does require occasional on-call hours as set by the Property Management team. While we provide equipment and supplies to complete most work orders, you must maintain your own tool kit to complete work orders. Occasionally, you may need to use either a company-owned vehicle (or your own) to move about the property or to pick up supplies off-site. Therefore, you must have a valid driver’s license to be effective in this position. The company provides auto-enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements. Qualifications Required Skills and Abilities Treats all current and future residents with the highest level of concern and care; demonstrates a natural disposition towards personal and public safety; operates from a place of integrity, honesty, and ethics Familiarity with local, state and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked Familiarity with a variety of tools and materials needed to maintain residential buildings Excellent verbal and written communication skills with the ability to write and speak clearly Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines Ability to function well in a fast-paced, high-volume environment Basic proficiency with Microsoft Office Suite or related software Education and Experience A high school diploma or GED is required, and a minimum of 4 years of relevant work experience, preferably in property management or hospitality; a minimum of 1-year experience supervising two or more employees Technical degree in a related area of study or one or more technical certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable Prior experience in general building maintenance or painting in a commercial or residential environment required in one or more of the following areas, including general handyman work, light carpentry, electrical, or plumbing Prior experience in maintaining and repairing HVAC systems Proficiency with Microsoft Office Suite or related software Must have own tools Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work Physical Requirements Expected work hours: Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on-call hours and occasional weekends. Travel: Occasionally, may need to drive a company-owned or personal vehicle for business Work environment and physical demands: Able to frequently lift or move items weighing up to 25 pounds; occasionally up to 50 pounds; able to use hands to manipulate tools and objects; adequate vision; stamina and dexterity Able to move about the property, stand for extended periods, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions FLSA Status: Exempt Two Coast Living is an Equal Opportunity Employer.
