Assistant Property Manager

Position Overview The Assistant Property Manager assists the Property Manager in managing the residential real estate property for the client by performing the following duties personally or through subordinate team members. In absence of the Property Manager, is solely responsible for the property and operations. Essential Duties and Responsibilities Prompt data entry of all prospect, applicant and lease information into the property management software including leasing traffic, new leases, renewals, demographic information, move‑in and move‑outs. Preparing and posting late notices to delinquent accounts per company policy, calling residents and guarantors daily to collect late rent, collecting and posting NSFs, and when necessary, initiating the eviction process per company policy. Enforcing company policies and procedures for compliance documentation with regard to new leases and recertification of existing residents. Submitting delinquent account reports to both corporate and the authorized collection agency per company policy. Assisting the Property Manager with quarterly unit inspections, move‑out inspections and noting charges of unit damage to resident accounts. Completing pre‑close every month, month‑end and processing final account statements in accordance with company policy. Conducting property tours and following up with all prospects in a timely manner in accordance with company policy. Assisting in preparation of lease agreements by interested parties and presenting completed leases to the Property Manager for review and signature. Assisting the Property Manager with organizing and executing marketing campaigns and promotional events. Qualifications Experience in LIHTC property management required. Associate's degree (A.A.) from a vocational school, college/university or job‑related experience preferred. Six months to a year of related experience and/or training. Working knowledge of Microsoft Office Suite and Property Management software (e.g., One‑Site, Real Page). Valid state‑issued Driver's License; Apartment Managers License when required by state law. Authorized to work in the United States. Must demonstrate literacy in English language including reading. #J-18808-Ljbffr
