Regional Capital Projects Manager

Responsibilities Develop scopes of work, bid qualification, contract negotiations, and award. Supervise and coordinate capital projects across Operations, Owners, and Contractors. Conduct production meetings during renovation activities and manage efforts as required. Execute and oversee capital projects for REIT/JV and fee properties. Provide the best quality product and project execution at the least possible cost with minimal disruption to residents. Apply cost and material estimates for exterior and interior projects and conduct cost/benefit analyses. Maintain project budgets while supporting production and minimizing resident disruption. Maintain quality standards for all projects and coordinate with onsite teams, regional and national leadership. Provide weekly and monthly production schedules, meeting minutes, and relevant documentation. Coordinate and maintain contract documents, submittals, specifications, warranties, and close‑out documents. Participate in annual capital review walks and create presentations for capital year budgets. Develop annual budgets after capital walks and update five‑year budgets annually. Travel Travel will be required to maintain a focused schedule on capital projects out of state, with the possibility of exceeding 50% travel. Education High School education or equivalent required. 4‑year degree preferred. Experience Minimum of 5 years of experience in construction project management and supervision of capital projects and renovations within the multifamily real estate sector. Minimum of 5 years of experience in maintenance, facilities management, and/or construction. Experience in all phases of renovation: stick‑framed and concrete construction, sequencing, scheduling, interior renovations, contract development, scope of work development, electrical, HVAC, boilers, EMS systems, appliances, turnkey, preventive maintenance, and repairs. Licenses / Equipment Valid driver’s license and current automobile insurance required. Position requires individuals to provide their own vehicle to fulfill all job functions. Skills Excellent sequencing, scheduling, and planning skills. Strong contract review and organizational skills. Ability to supervise field work and maintain communication with vendors, residents, contractors, operations, owners, asset management, and other stakeholders. Proficiency in creating Excel spreadsheets and bid comparisons. Strong time‑management and prioritization skills. Professional image and customer‑service orientation.
