YMCA of YonkersJob Title: Superintendent (Live-In)Status: Full-Time (Hourly, Non-Exempt)Schedule:Monday to Friday: 12:30 PM to 8:30 PM (1-hour unpaid lunch)Saturday: 10:00 AM to 3:00 PMSunday: On-callPay Rate: $20.00 – $25.00 per hourReports To: Director of Operations and Community EngagementDepartment: FacilitiesPOSITION SUMMARYThe Live-In Superintendent is responsible for maintaining the safety, functionality, and overall condition of the YMCA of Yonkers six-story facility. This includes community program spaces, administrative offices, and a 75-unit Single Room Occupancy (SRO) residence.This role resides on-site in a provided unit and oversees all building operations, including maintenance, repairs, inspections, safety systems, work order management, and emergency response.The Superintendent directly supervises the Building Engineer and Facilities Operations Technicians to ensure the facility remains clean, safe, and fully operational for residents, members, and staff.WHAT WE STAND FORAt the YMCA of Yonkers, our facilities are more than structures. They are spaces for community connection, growth, and belonging.The Facilities team supports this mission through:Safety: Maintaining a clean, secure, and well-maintained environmentStewardship: Preserving the facility through proactive maintenanceService: Supporting residents, staff, and members with professionalism and careESSENTIAL FUNCTIONSBuilding Operations and MaintenanceOversee daily operations of the entire facility, including residential, program, and administrative spacesConduct regular walkthroughs to ensure safety, cleanliness, and preventive maintenancePerform and assign repairs across electrical, plumbing, HVAC, and mechanical systemsMaintain boilers, elevators, fire alarms, and life safety systems in compliance with code requirementsCoordinate and supervise vendors and contractorsMaintain logs for inspections, repairs, incidents, and work ordersManage the Zoho Desk system, including assigning and tracking work ordersRespond to building emergencies during and outside scheduled hoursCleaning, Safety, and Emergency ResponsePerform cleaning in mechanical and non-public areas as neededRespond to emergency clean-up situations such as leaks, spills, and hazardsSupport facilities staff during peak needs or urgent conditionsSupervision and LeadershipSupervise, schedule, and evaluate the Building Engineer and Facilities staffAssign and track work orders to ensure timely completionConduct team meetings and safety briefingsSupport staff training and developmentCompliance and CoordinationEnsure compliance with Yonkers and New York State codes and regulationsCoordinate with program and housing staff on facility needsPrepare for inspections and auditsAssist with capital planning, budgeting, and facility improvementsOther Duties as AssignedPerform additional responsibilities and special projects as directed by leadershipON-CALL RESPONSIBILITIESThis is a live-in position requiring on-call availability during evenings, weekends, and holidays, including Sundays.The Superintendent must respond to emergencies such as lockouts, leaks, system failures, and alarm activations.On-call availability is included as part of the housing benefit.
