Position Summary

The Construction Project Manager is responsible for planning, coordinating, managing, and successfully completing assigned commercial construction projects for Premier Developing Services, Inc. (the “Company”) from contract award through final closeout. The Construction Project Manager is accountable for project budget, schedule, subcontractor performance, documentation, quality, financial performance, and overall project execution and works closely with the Senior Project Manager, Superintendents, Project Administration, Accounting, Estimating, and Company leadership.

Essential Duties and Res

Project Management

• Manage assigned commercial construction projects from contract award through completion and closeout.
• Review and maintain working knowledge of contracts, plans, specifications, budgets, schedules, scopes of work, and other project documents.
• Coordinate project activities among owners, architects, consultants, subcontractors, vendors, Superintendents, and internal departments.
• Identify project risks, conflicts, delays, and cost exposures and proactively resolve or escalate issues.
• Conduct and participate in project, subcontractor, owner, and internal meetings as required.
• Maintain accurate and timely project documentation and communications.
• Monitor and manage multiple email accounts across company affiliated entities.
• Coordinate and collaborate with project teams across affiliated entities to support project execution, alignment, and successful completion of shared objectives.

Subcontractor & Contract Management

• Review, evaluate, scope, negotiate, and assist with subcontractor and vendor buyout.
• Manage subcontractor scopes, contracts, purchase orders, performance, and contractual compliance.
• Review subcontractor proposals and change-order requests for scope, entitlement, cost, and supporting documentation.
• Coordinate with the Superintendent regarding subcontractor scheduling, performance, quality, and field issues.
• Monitor subcontractor compliance with prevailing wage and certified payroll, if required.
• Track subcontractor insurance certificates.

Scheduling & Project Controls

• Develop and maintain project schedules in coordination with the Superintendent and project team.
• Monitor milestones, procurement, long-lead items, inspections, sequencing, and critical activities.
• Identify potential delays and coordinate appropriate corrective or recovery measures.
• Manage RFIs, submittals, project logs, change documentation, and other required project controls.

Financial Management

• Manage project budgets, committed costs, actual costs, forecasts, contingencies, and anticipated final costs.
• Prepare and maintain accurate cost-to-complete projections and monitor project profitability.
• Coordinate owner billing and pay applications and review subcontractor/vendor billing.
• Identify, document, price, submit, negotiate, and track project change orders.
• Coordinate with Accounting and Project Administration regarding billing, retainage, lien releases, cost coding, subcontractor payments, and financial closeout.
• Promptly communicate significant financial risks or unfavorable project trends to management.

Field, Quality & Safety Coordination

• Work closely with the Superintendent to coordinate office and field activities.
• Regularly visit assigned project sites and maintain knowledge of project progress and field conditions.
• Support compliance with project plans, specifications, approved submittals, quality requirements, and Company standards.
• Support and enforce Company and project safety requirements and promptly communicate significant safety concerns.
• Coordinate project permits, inspections, testing, and approvals as applicable.

Project Closeout

• Manage punch-list and project closeout activities.
• Obtain required warranties, as-builts, operation and maintenance manuals, lien releases, commissioning records, and other required closeout documents.
• Coordinate final inspections, owner turnover, final billing, retainage, and financial closeout.
• Facilitate resolution of applicable warranty matters.

Leadership

• Direct, mentor, and support Assistant Project Managers, Project Engineers, Project Coordinators, or other assigned project personnel.
• Promote effective communication and collaboration among Project Management, Field Operations, Estimating, Accounting, and Project Administration.
• Represent the Company professionally with clients, subcontractors, design professionals, vendors, and other stakeholders.
• Protect confidential and proprietary Company and project information.
• Additional duties and responsibilities may be assigned as business needs require, provided such duties are reasonably related to and within the general scope of this position.

Required Qualifications

• Minimum five (5) years of commercial construction project-management experience, with five (5) to ten (10) years preferred.
• Substantial project-management experience working directly for a commercial general contractor.
• Demonstrated ability to manage commercial construction projects through multiple phases of construction.
• Strong working knowledge of construction trades, subcontractor scopes, sequencing, scheduling, and project coordination.
• Experience with subcontractor buyout, contracts, project budgets, cost forecasting, pay applications, change orders, RFIs, submittals, and closeout.
• Ability to read and interpret construction drawings, specifications, contracts, and other project documents.
• Proficiency with construction project- management/document -management software and Microsoft Office.
• Strong leadership, organizational, negotiation, analytical, communication, and problem-solving skills.
• Valid driver's license and ability to travel to assigned project sites as required.

Preferred Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field, or equivalent relevant construction experience.
• Experience with industrial, tilt-up, cold- storage/refrigeration, tenant-improvement, ground-up, or renovation construction.
• OSHA 30 certification.
