Minimum Qualifications of Education and Experience:

High school diploma or G.E.D.; 4 years facility maintenance experience; or an equivalent combination of education and experience.

Required License (s):

Incumbents in this class typically require:

• A valid Driver’s License
• First Class C Boiler Engineer’s License

Nature of Work:

The first level of the Facilities Services Series is responsible for maintenance, repair and cleaning duties for County facilities, ensuring reliable operations of the facilities, grounds and equipment. Responsibilities may include operating a boiler; painting; minor plumbing repairs; working with computerized Building Automation Systems for HVAC; performing maintenance and repair of furniture and equipment, as well as maintaining other parts of the buildings and grounds.

Essential Work Functions:

• Performs basic and routine inspection activities on Building Automation Systems, heating, ventilation, air-conditioning, and plumbing, electrical equipment systems for County facilities. Prioritizes work orders.

• Maintains grounds including lawn operating push and rider lawnmowers, snow removal and snow removal equipment. Operates now removal equipment that includes snow blower, snow brush, Honda UTV.

• Monitors and maintains materials, equipment, inventory, and supplies.

• Performs a variety of minor construction and equipment maintenance activities. Change filters and maintain HVAC equipment. Performs minor plumbing repairs.
• Maintains a variety of records related to operations and maintenance, service requests, and/or other facilities maintenance activities. Maintain and repair items in the Jail.
• Performs other duties of a similar nature or level.

Level of Decisions:

Incumbents in this class are generally responsible for the outcome and performance of clearly defined objectives, applies standard operating policies and procedures, and may have limited responsibility in how to approach and perform technical support activities.

Applies basic skills and may develop advanced skill using established methods, equipment and techniques; work is routine and instructions are usually detailed.

Direction Received/Provided :

Work is performed under general direction, applying procedures and standards to specific situations. May provide direction/guidance and delegate tasks to others on work methods and procedures. Must be able to prioritize workload.

• Maintenance and repair procedures and methods related to area of assignment;
• Safe work practices;
• Building maintenance practices and principles;
• Operation of boilers, mechanical systems and pneumatic systems;
• Ability to perform some electrical, plumbing and mechanical repairs;
• Ability to use written and verbal instructions;
• Using applicable tools and equipment related to area of assignment;
• Performing basic trades maintenance activities;
• Troubleshooting systems related to area of assignment;
• Preparing and maintaining a variety of maintenance records;
• Communication, interpersonal skills as applied to interaction with coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to receive work direction.

Physical Demands and Work Environment:

In compliance with Americans with Disabilities Act, the following represents the Physical and Environmental Demands: Work is performed at county buildings. Occasional to frequent lifting, pushing/pulling of up to 40 lbs. in the performance of duties. Rare lifting requirement of up to 100 pounds with or without assistance. Able tol work in confined spaces and elevated spaces. Exposures may include cleaning chemicals, seasonal temperature extremes, and on occasions bodily fluids, infectious diseases and hazardous waste. Senses used on a constant basis are: seeing, hearing and smelling. Must perform the following motions on a constant basis: walking, bending, squatting, turning/twisting, kneeling, climbing, reaching out, reaching up, grasping, wrist turning and finger manipulation. Equipment used may include but is not limited to: snow and leaf blowers, pick-up truck with plow, push/pull carts, floor scrubber, floor sweeper, carpet cleaner, walk behind sweeper, ladders, single man lift, shovels, hand tools, vacuum, floor buffer, broom, drying fans, telephone, pager, walkie-talkie, and personal computer. Additional physical/mental requirements may not be listed above, but are inherent in performing the position's essential functions.
