• Position type: Full-time
• This job requires a flexible schedule with varied work hours that may

include weekends. What we are looking for in a Service Technician:

• HVAC certification required
• Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and

lock repairs

• Able to complete apartment turns within five (5) days
• Experience with turnovers in both new and older buildings
• Must provide own basic tools
• Strong problem-solving and decision-making abilities
• Clear, professional communication with residents, vendors, and teammates
• Familiar with property management operations and basic budgeting principles

(preferred) * Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on-call rotation

• Able to lift and carry up to 50 lbs independently
• Capable of climbing ladders and accessing roofs, crawl spaces, and attics as

needed

• Able to stand, walk, bend, kneel, and crouch for extended periods
• Comfortable working indoors and outdoors in varying weather conditions
• Must be available for after-hours emergencies and on-call rotation
• Consistent, dependable attendance required

What you will do as a Service Technician:

• Provide exceptional service to residents, exceeding expectations.
• Address resident maintenance and service requests promptly.
• Identify and resolve hazardous property conditions.
• Prepare vacant apartments for move-in within 5 days, including repairs and

replacements. * Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.

• Maintain grounds and ensure cleanliness.
• Respond to emergency calls when on-call.
• Implement cost-saving initiatives and manage budgets effectively.
• Respond to resident requests within 24 hours.
• Manage the service team's hours, focus, and on-call schedule.
• Provide mentorship and coaching to team members.
• Maintain a well-stocked maintenance shop without unnecessary spending.
• Streamline purchasing processes for cost-effective acquisitions.
• Perform technician and groundskeeper duties as needed.
• Efficiently schedule vacancies for 5-day turns.
• Assign service requests for a 24-hour turnaround.
• Manage security deposit dispositions and attend meetings as required.
