Position Summary Position: Maintenance Lead Location: Verde River RV Resort Job Id: 121 # of Openings: 1 Streamside Parks is focused on buying, improving, and operating RV Park Resorts & Campgrounds. We are currently seeking qualified candidates for Maintenance Technician for Verde River RV Resort in Camp Verde, AZ. The Maintenance position is responsible for performing various maintenance duties and upkeep on the resort. The Maintenance Technician will work up to 30 hours a week or more. Evenings, weekends, and on‑call hours are required as circumstances warrant. Essential Job Responsibilities Provide open communication to Park Manager Complete regular park inspections. Exhibit the highest level of integrity and ethics. Provide excellent customer service to all current and prospective guests at all times and possess a service‑minded customer‑centric attitude. Respond to customer requests and concerns promptly with the utmost care and concern. Represent the company in a professional manner at all times. Attend training and coaching to ensure efficient, timely, safe work practices, and completion of duties. Ensure all company appearance and safety standards are being met at all times. Assist in all aspects of the resort maintenance, repair, upkeep. Work within the approved maintenance budget and make recommendations with regards to allocation of funds and Capex projects. Maintain thorough records pertaining to any maintenance related tasks. This includes but is not limited to Safety Data Sheets (SDS), preventive maintenance logs, pool logs, vehicle maintenance and usage logs, etc. Work with Park Manager and Project Manager in execution of a preventative maintenance plan of action and maintenance schedule for the resort. Aid in performing routine and preventative maintenance to maintain the integrity of the resort and its assets. Complete work orders in an efficient, timely, and safe manner adhering to safety and company standards. Report maintenance concerns directly to supervisor or management and perform all necessary repairs. Perform repairs / routine maintenance plumbing, grounds, electrical, HVAC, painting, pool and spa, carpentry. Clear sewer line blockages using manual drain snakes, electric drain augers; identify and resolve clogs in site hookups, dump stations, and facility drain lines. Operate sewer camera inspection equipment to locate obstructions, root intrusion, or line damage and document findings for repair or contractor escalation. Repair and replace common plumbing components including faucets, supply lines, shut‑off valves, P‑traps, toilet fill valves, flappers, and wax ring seals in park restrooms, laundry facilities, and common‑area utility buildings. Locate and repair water leaks at RV site connections, hose bibs, meter boxes, and exposed supply lines; cap or isolate failed lines to prevent water loss pending full repair. Clear drain and fixture clogs using plungers, hand augers, and drain snakes; escalate to sewer camera or hydro‑jet for blockages that cannot be resolved at the fixture level. Operate site and zone shut‑off valves to isolate water supply during repairs; coordinate with guests on affected sites before shutting service and restore promptly upon completion. Inspect water pressure at RV pedestals and common facilities using a pressure gauge; identify and adjust or replace pressure regulators operating outside the 45–60 PSI target range. Perform winterization and de‑winterization of water systems including blowing out lines, draining low points, and re‑pressurizing and checking for leaks at seasonal startup. Recognize the limits of in‑house plumbing scope — work involving main water service, backflow preventers, water heater gas lines, or any work requiring a licensed plumber permit shall be contracted out. Perform preventative maintenance on sewer cleanouts, dump station flush valves, and grease traps; report signs of line collapse or systematic backup requiring licensed plumber response. Follow all applicable health and sanitation protocols when working in or around sewer systems, including glove/face shield PPE, proper waste disposal, and post‑task sanitization. Perform breaker resets and replace failed circuit breakers in RV pedestal panels, sub‑panels, and the main distribution panel under direction of management; work limited to panel‑level breaker swap‑outs — no service entrance or utility‑side work. Use a non‑contact voltage tester and multimeter to verify power is de‑energized before opening any panel; follow full Lockout/Tagout (LOTO) procedure on every electrical task without exception. Identify and report tripped, warm, or repeatedly failing breakers as indicators of underlying load or wiring issues requiring a licensed electrician. Inspect 30‑amp and 50‑amp RV pedestals for damaged receptacles, corrosion, and GFCI function; replace receptacles at the pedestal level as needed. Work with on‑site contractors and ensure proper completion of services and aid build a strong working vendor/contractor relationships. Ensure all lawn and common areas are well manicured. Including, but not limited to, treating for weeds, weed‑eating, raking leaves, planting trees/flowers/shrubs, spreading mulch/woodchips/stones, trimming hedges and shrubs, cut and remove tree limbs as needed, and perform any and all other lawn care services as necessary. Performs other duties as assigned. Ensure trash & debris is picked up from around the resort daily. Ensure all resort streets, common areas, and buildings are accessible and free from hazards. Perform on‑call emergency services as required. Ensure workspaces are organized, clean, and free from debris or hazard. Perform LP‑Gas dispensing in compliance with state regulations. Coordinate with and assist other departments. Have an “all hands‑on deck” attitude. Skills and Experience High School Diploma or equivalent is required. 1–3 years hands‑on technical work experience in areas such as plumbing, electrical, HVAC, etc. is required. Must be able to lift up to 50 lbs. and work with heavy equipment daily. Stand for long periods of time. Valid driver’s license and good driving record. Carpentry experience is a plus. RV Park experience is a plus. CPO (Certified Pool Operator) certification a plus / required within 90 days of hire. This job description is subject to change at any time. #J-18808-Ljbffr
