About Our Company:

Paradigm Properties Group manages three lively student housing communities near the SRU campus, offering 183 apartments that are home to approximately 550 residents. We also manage a smaller community located about a half-hour south of campus, featuring 28 cozy duplexes.

Description of Role:

Perform necessary maintenance and repairs in vacant apartments to ensure they are ready for new residents, as well as in occupied apartments to keep them safe, functional, and well-maintained. Work collaboratively with team members to diagnose, assess, and resolve a variety of maintenance issues, including electrical, plumbing, heating and cooling systems, appliance repairs and replacements, drywall repairs and installations, and furniture replacements. Additionally, perform general maintenance, groundskeeping, and janitorial duties to help maintain the property's physical condition, cleanliness, and overall appearance.

Responsibilities:

• Perform maintenance and repairs on plumbing, heating and cooling systems, electrical systems, carpentry, appliances, and mechanical systems.
• Respond promptly to service calls from residents, ensuring repairs are completed in a timely and efficient manner.
• Document completed maintenance work, service calls, and repair details accurately through mobile software.
• Be available for on-call and after-hours emergency maintenance as required and on a rotating basis.
• Complete maintenance tasks for apartment turnovers, ensuring apartments are returned to a move-in-ready condition for new renters.
• Monitor ordering needs by utilizing an inventory tracking system through mobile software and conducting physical inventory counts as needed.
• Perform preventive maintenance procedures to keep equipment and systems in proper working order.
• Complete drywall repairs and painting as needed.
• Maintain community grounds, ensuring curb appeal and overall appearance are satisfactory.
• Perform janitorial duties as needed to maintain the cleanliness and upkeep of exterior and interior corridors and common areas.
• Perform snow removal and apply calcium treatments to the exteriors of buildings.
• Accompany vendors and subcontractors throughout the property and in apartments as required.
• Work within the expense limits established by the Property Manager.
• Interact professionally and courteously with residents, vendors, contractors, and coworkers, treating all individuals equally and fairly while maintaining a fair housing mindset.
• Maintain open and consistent communication with the Property Manager and coworkers, contributing to a positive and friendly work environment.
• Ensure safety standards are implemented and followed in accordance with the Employee Handbook, while complying with all applicable company, local, city, state, and federal guidelines.
• Complete special projects and perform additional responsibilities as assigned by the Property Manager from time to time, as needed to support the overall operation of the communities.

Requirements:

• Minimum of 2 years of experience in residential maintenance is required.
• A valid driver’s license is mandatory.
• Applicants must have a clean criminal record.
• Reliable transportation and proof of insurance are required.
• Punctuality and good attendance are essential.
• Excellent communication skills, a strong work ethic, and a positive attitude are a must.
• Must maintain a neat, clean, and professional appearance while representing the company and interacting with residents, vendors, and coworkers.
• A reliable smartphone is required, along with the ability to use or learn necessary software.
• Basic proficiency in email, texting, and phone apps is expected.
• A passion for troubleshooting and repairing is important.
• The ability to learn and adapt to changing regulations is necessary.
• Must be able to work independently with minimal supervision, as well as collaboratively when needed.
• Must be willing and able to accept instruction, guidance, and constructive feedback from management and other staff.
• Must be capable of walking the community grounds, even in inclement weather.
• Must be able to stand, bend, kneel, reach, twist, and lift as needed.
• Ability to move heavy items, including appliances, furniture, and equipment, is required.
• This position requires exerting 10–20 pounds of force constantly, 25–50 pounds of force frequently, and occasionally 50–100 pounds of force.
• Candidates must supply their own hand tools, including but not limited to a hammer, screwdriver, drill, wrench, tape measure, and a small mechanic’s tool set.

Work Schedule:

• Full-time, Monday–Friday, 8:00 a.m.–4:30 p.m. Summer hours are 7:30 a.m.–4:00 p.m., from mid-May through early July only.
• Must be available for on-call maintenance on an as-needed and rotating basis, including after-hours, weekends, and holidays.
• Move-Out Period: Mandatory overtime is required for apartment turnovers, including Saturdays and Sundays. Time-off requests will not be accommodated during this period. The move-out period runs from late July through the end of August.
• Move-In Period: Overtime may be required to complete apartment move-in maintenance. Weekend work may be required depending on workload. The move-in period runs from the end of August through September.

Salary:

$22-27 per hour
