Residential Property Manager – Margate, FL Lead a High-Performing 390-Unit Community We are seeking an experienced, hands-on Residential Property Manager to lead a well-performing 390-unit, conventional market-rate apartment community in Margate, Florida . With occupancy consistently running at 93–95% , strong renewal performance, completed renovations, and a stable team, this is an excellent opportunity for a proven property management professional looking for a long-term leadership role. This position is ideal for a bilingual Spanish-speaking property manager who enjoys being visible, engaged, and involved in the daily operation of a community—not someone who prefers to manage exclusively from behind a desk. The Opportunity You will oversee the day-to-day operations of the community while working closely with an experienced team of approximately eight employees, including an Assistant Community Manager, two leasing professionals, and maintenance staff. The property is stable and performing well, with no major operational challenges or renovation projects currently underway. The focus is on maintaining strong occupancy, delivering exceptional resident service, supporting the team, and ensuring the property continues to operate at a high standard. What You’ll Do Lead and oversee the daily operations of a 390-unit residential apartment community Be a visible, hands‑on presence throughout the property and regularly walk the grounds Work closely with leasing and maintenance teams to stay informed about property activity and resident needs Provide exceptional customer service and build positive relationships with residents Answer phones, assist residents, and step in to support leasing activities when needed Coach, support, and lead the onsite team while maintaining a collaborative work environment Monitor occupancy, renewals, leasing activity, collections, and overall property performance Ensure invoices and bills are reviewed and paid accurately and on time Utilize RealPage OneSite and property management software to manage reporting, operations, and community performance Communicate effectively with ownership/management and provide timely operational updates Maintain a high standard of curb appeal, resident satisfaction, compliance, and overall property presentation Identify issues proactively and take ownership of solutions before they become larger problems What We’re Looking For 3–5+ years of residential property management experience, with at least three years in a Property Manager role preferred Experience managing a 300+ unit apartment community strongly preferred Background managing conventional, market-rate Class B/C multifamily communities Bilingual Spanish/English communication skills are required Strong leadership, organizational, and communication skills Comfortable working directly with residents, employees, vendors, and management Hands‑on leadership style with the ability to jump in and help wherever needed Professional, polished, and well‑spoken communication style Strong knowledge of day-to-day apartment operations, leasing, maintenance coordination, resident relations, and financial administration Experience with RealPage OneSite preferred; experience with comparable property management software will be considered Ability to analyze reports, stay organized, meet deadlines, and maintain accurate records A genuine interest in building a long-term career with a stable organization A Great Opportunity for a Strong Assistant Community Manager A highly experienced Assistant Community Manager may also be considered for the opportunity if they have several years of experience successfully supporting a large community and are ready to take the next step into Property Management.
