Position Summary

The Groundskeeper/Porter is responsible for maintaining the cleanliness, appearance, and upkeep of the property's grounds and common areas. This position works closely with maintenance and management teams to ensure the community remains attractive, safe, and ready to welcome residents and visitors each day.

Key ResponsibilitiesProperty Grounds Maintenance

• Maintain the overall appearance of the property and surrounding grounds.
• Pick up litter and debris throughout the community.
• Sweep walkways, sidewalks, breezeways, parking areas, and entrances.
• Assist with landscaping duties as needed, including watering, weeding, trimming, and general grounds upkeep.
• Ensure outdoor amenities and recreational areas remain clean and presentable.

Common Area Upkeep

• Clean and maintain community common areas, hallways, laundry facilities, clubhouses, and other shared spaces.
• Monitor the property for cleanliness throughout the day and address issues promptly.
• Remove trash from common areas and ensure all areas remain well-maintained.

Waste Management

• Collect and dispose of trash from designated areas.
• Maintain dumpster and trash enclosure areas in a clean and organized condition.
• Assist with bulk trash removal and special cleanup projects when needed.

Property Appearance & Support

• Assist with apartment turnovers by removing debris and preparing units for maintenance teams.
• Report maintenance concerns, safety hazards, and property damage to management.
• Support maintenance staff with general tasks and special projects as directed.
• Help ensure the property consistently meets company standards for appearance and safety.

Resident & Visitor Experience

• Contribute to creating a welcoming environment for residents and guests.
• Respond courteously and professionally when interacting with residents.
• Help maintain a community atmosphere that residents are proud to call home.

Qualifications

• Previous groundskeeping, porter, janitorial, custodial, landscaping, or apartment community experience preferred.
• Ability to work outdoors in varying weather conditions.
• Strong attention to detail and commitment to cleanliness.
• Ability to work independently and manage daily responsibilities effectively.
• Dependable attendance and punctuality are required.
• Strong work ethic and positive attitude.
• Ability to lift, carry, push, and pull equipment and materials as needed.
• Team-oriented mindset with excellent communication skills.

Physical Requirements

• Ability to stand, walk, bend, stoop, and perform physical tasks throughout the workday.
• Ability to lift up to 50 pounds as needed.
• Comfortable working outdoors for extended periods.

Compensation & Schedule

• $20.00 per hour
• Full-time temporary assignment
• Monday through Friday schedule
• 8:00 AM to 5:00 PM
• 40 hours per week
