Maintenance Technician

Repairs and maintains physical structures such as office buildings and apartment units. Performs routine tasks related to the maintenance, repairs and modifications of buildings, equipment and common areas as requested. Operates and maintains approved power tools and light mechanical equipment. Performs basic painting, carpentry, electrical and plumbing repair work of average difficulty in response to service requests and conducts inspections of buildings and apartments.

Outdoor work, walking, standing, sitting, hearing, bending, crouching. Employee may be subject to moderate noise, extreme temperatures and hazardous conditions. Exerting up to 100 pounds of force occasionally with or without accommodation, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

- Performs minor carpentry, electrical and plumbing repair work in response to service requests such as changing light bulbs, filter changes, temperature adjustments, unclogging drains, replacing doorknobs, make readies, etc.

- Maintains grounds by picking up litter.

- Scrapes, sands and/or applies cleaning agents by hand to prepare interior walls/ceilings for painting and may paint prepared surfaces with brush/roller.

- Assists Maintenance Technicians, Building Engineer, Lead Engineer in making major repairs.

- Operates gasoline powered equipment such as power washers, blowers, weed-eaters, etc.

- Uses manual strength and appliance dolly to set up tables and chairs according to diagrams and to remove and/or install appliances, such as refrigerators and cook stoves.

- Performs make ready maintenance and cleans/disinfects commodes, sinks, bathtubs, walls, rest rooms, water fountains and replenishes rest room supplies to enhance sanitary conditions.

- Works with contractors and vendors on various repairs and projects as directed by Building Services and Property Management.

- Performs building inspections and reports issues to Property Managers as directed.

- Responds to and trouble shoots minor HVAC calls; such as adjusting thermostats and reports deficiencies to Building Services and Property Management.

- Responsible for maintaining all building equipment in good working condition.

- Maintain record logs of preventative maintenance (PM's) on all equipment.

- Receives and responds to work orders assigned through work order system. Occasional on call after hour emergency responsibilities.

- Operates vacuums and other cleaning equipment to clean up area after work order is complete.

- Performs other duties as assigned.

Education: High School Diploma or equivalent

Experience: Minimum of 1 year experience in general maintenance or similar field.

License: Must have valid Texas Driver License

Testing: Must pass criminal background check. Must pass drug test.

Special Notes:

Must be able to work in tight spaces or heights

Must be able to operate hand and power tools

Must have knowledge of building construction practices and terminology

Must be able to read schematics, prints or as-built drawings and troubleshoot problems

Must have the ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals, write routing reports and correspondence; speak effectively before groups of customers or employees, and have the ability to solve practical problems.
