Summary –  

The MEP Estimator (Owner Representative Consultant) is responsible for reviewing and evaluating change orders related to Mechanical, Electrical, and Plumbing (MEP) scopes on capital renewal and construction projects. This role ensures that proposed changes are justified, accurately priced, and in the best interest of the Owner. The Estimator will collaborate with project teams, contractors, and design professionals to validate costs and scope, providing expert recommendations and documentation.

Education / Experience

• BS in Engineering, Construction Management, or related field preferred.
• Minimum 3 years of experience in MEP estimating, preferably in an Owner Representative or consulting capacity.
• Experience with change order review and negotiation.
• Familiarity with public sector or K-12 projects is a plus.

Computer Skills

• Intermediate to Advanced knowledge of Microsoft Excel.
• Intermediate to Advanced knowledge of Microsoft Word.
• Intermediate to Advanced knowledge of Microsoft PowerPoint.
• Intermediate to Advanced knowledge of Microsoft Outlook.
• Experience with estimating and facilities assessment software (e.g., Bluebeam, PlanSwift).
• Experience with utilizing Artificial Intelligence (AI) tools (e.g., Microsoft Copilot)

• Strong analytical and negotiation skills.
• Excellent attention to detail and organizational skills.
• Effective communication skills (spoken, written, and visual).
• Ability to interpret construction drawings, specifications, and change order documentation.
• Ability to work collaboratively with owners, project managers, architects/engineers, and contractors.

Responsibilities

1. Review and analyze MEP-related change orders for accuracy, completeness, and justification.
2. Validate quantities, unit costs, and labor rates against contract documents and industry standards.
3. Prepare independent cost estimates for comparison and negotiation.
4. Document findings and recommendations for Owner approval.
5. Participate in meetings with contractors, design professionals, and Owner representatives.
6. Maintain organized records of all change order reviews and supporting documentation.
7. Support project managers and Owner teams throughout the change order process.

Secondary Responsibilities

• Assist with value engineering and cost-saving initiatives.
• Support project budgeting and scheduling as needed.

Salary

Hourly - $67.00

Work Availability

• Must maintain regular and acceptable attendance as determined by management.
• Must be available and willing to work afterhours, weekends, and/or holidays as necessary to meet deadlines.
• Must be available and willing to be contacted off hours as determined necessary by management.
