THE ROLE

You will carry roughly 20 to 25 adults who live in two Housing Hope buildings, Madrona in Edmonds and Station Place in Everett, and you will spend nearly all of your working time in those buildings and the neighborhood around them. The job is to keep those tenants housed, and to move them toward work, school, and income of their own.

THE MODEL

Capacity Lending places a trained case manager inside a partner agency at no cost to the partner, funded through the Foundational Community Supports Medicaid waiver. The partner directs the work. Anything Helps hires, trains, supervises, and pays you, and handles the documentation and billing. That means two sets of expectations at once. Site staff bring you problems the hour they happen, and we hold you to a weekly standard and a documentation clock. You have to be useful to a property manager without becoming an arm of lease enforcement. The moment tenants read you as enforcement, they stop opening the door, and the work ends.

WHAT THE WORK ACTUALLY IS

Ten-day notices, pending evictions, undeclared occupants that put a voucher at risk, annual recertification, getting rent zeroed when a benefit lapses Housing Choice Voucher work with the Housing Authority of Snohomish County, VAWA applications for survivors, site transfers DSHS benefits, TANF, SNAP, and replacing the State ID or Social Security card standing between someone and a job GED prep, resumes and applications, peer support certification, daycare vouchers, vacating felony convictions Case conferencing with the Housing Hope team, and a service note for every interaction

THE STANDARD

Twenty to thirty services a week, which is 20 to 30 hours of client time inside a 40-hour week, roughly four to six hours a day. Twenty is the minimum and thirty is the standard. The rest of the week is protected for notes, travel, coordination, training and supervision. Service Notes are due every Sunday night at 11:59 PM.

WHAT YOU NEED

Two years in case management, housing, outreach, behavioral health, peer support, or similar work with adults facing homelessness, poverty, mental illness, or substance use disorder. Lived experience counts. No degree required. A valid driver's license, current auto insurance, and reliable transportation. You will drive between Edmonds and Everett most days. Comfort writing several service notes a day in a web portal. Ability to clear a Washington State Patrol background check including the vulnerable-adult review, complete HIPAA training before client contact, and finish FCS 101 within 90 days. Helpful but not required: Snohomish County knowledge, prior Foundational Community Supports or Supported Employment work, peer counselor certification, CPC or CDP, a second language.

WHAT MAKES SOMEONE GOOD AT THIS

You hold a boundary with a property manager and a tenant in the same hour without either one deciding you are on the other side. Relapse, arrest, and eviction filings do not throw you. You follow through on small promises, and you're willing to admit when you make mistakes so that you can learn from them.
