Lead Superintendent - Ground Up Condo Construction

Overview We are seeking an experienced Lead Multifamily Superintendent with a strong background in condominium construction to oversee large-scale residential projects throughout South Florida. This role is responsible for managing all on‑site construction activities, ensuring projects are delivered safely, on schedule, within budget, and in compliance with local building codes and quality standards. Responsibilities Lead and supervise all on‑site construction operations from mobilization through project closeout, including a team of superintendents. Coordinate and manage subcontractors, vendors, and field personnel to maintain productivity and quality. Develop and maintain project schedules, ensuring milestones and deadlines are met. Ensure strict adherence to safety protocols (OSHA) and company safety standards. Interpret and enforce construction drawings, specifications, and contract documents. Conduct daily site inspections to monitor workmanship, identify issues, and implement corrective actions. Collaborate closely with Project Managers, engineers, architects, and ownership teams. Manage inspections and approvals with local municipalities and regulatory agencies in South Florida. Maintain accurate jobsite documentation including daily reports, RFIs, and punch lists. Oversee quality control and turnover processes, ensuring units meet condo association and developer standards. Lead trade coordination meetings and proactively resolve field conflicts. Maintain site logistics plans, including staging, deliveries, and access in urban/high‑density environments. Qualifications 15+ years of construction experience, with 5+ years as a Lead Superintendent on multifamily or condominium projects. Proven experience with projects from start to finish in ground‑up condominium or multifamily developments (mid‑rise and/or high‑rise preferred). Strong knowledge of South Florida building codes, permitting processes, and inspection procedures. Experience with structural concrete, post‑tension systems, and envelope/waterproofing systems. Demonstrated ability to manage large crews and complex subcontractor schedules. Proficiency in construction management software (Procore, PlanGrid, Bluebeam). Strong leadership, communication, and problem‑solving skills. OSHA 30 certification (or willingness to obtain). Ability to read and interpret plans, specifications, and shop drawings. Bilingual (English/Spanish).
