Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital and space planning, space management, and the associated business services necessary to support these functions. JOB SUMMARY
Under the general supervision of the Carpenter Shop Supervisor, the Roof Carpenter Specialist performs detailed work on building roofing systems, including preventative maintenance, repairs, system analysis, and documentation. The incumbent performs regular building maintenance, inspections, repairs, remodels, and new construction functions to campus buildings, equipment, and related facilities.
APPOINTMENT INFORMATION
Budgeted Salary: $55.50/hour. The starting salary is Step 1.0 ($55.50/hr). Upon successfully completing the 6 month probation period, the salary is increased to Step 2.0 ($61.68/hr).

JOB DUTIES
50% - Building Roofing Systems Inspection, Repairs, and Maintenance
- Performs detailed inspections of University building roofs and membranes.
- Inspects supporting structure, flashing, sheet metal, existing insulation, roof deck, roof specialties, and accessories.
- Performs water testing and destructive tests to identify and analyze roofing system deficiencies.
- Provides documentation of conditions that require remedial work to keep the roof system in compliance with the manufacturer's guidelines and good roofing practice.
- Makes recommendations to supervisor and manager regarding which roof or membrane repairs need to be contracted and which can be performed by staff.
- Conducts roof and membrane repairs using in-house crew.
- Obtains purchase orders for repairs to be performed by contract.
- Oversees and inspects repairs made by vendors.
- Develops and maintains a history of conditions and repairs of roofs and membranes for all state-supported buildings.
- Performs annual roof and gutter maintenance.
- Working with the Planned Maintenance Manager's schedule, removes debris from campus building roofs and gutters.
- Performs inspection service for contracted roof and gutter maintenance.
- Provides a written report of vendor or customer issues to the Planned Maintenance Manager.
- Participates in roof safety anchor system inspections and implementation of the Operating Procedure Outline Sheet (OPOS) Program.
- Drives a University vehicle to transport materials and tools between campus work areas.
30% - Maintenance and Repairs
- Works from a written schedule of preventative maintenance tasks.
- Inspects building interiors and exteriors for deficiencies or deterioration of systems, equipment, or building elements.
- Performs maintenance tasks on campus structures, including patching floors, walls, and roofs.
- Repairs and replaces doors, windows, including broken hardware, and bathroom fixtures not requiring a plumber.
- Fabricates and installs protective devices to minimize earthquake damage and provide safety to personnel, including securing bookshelves, cabinets, shelves, and equipment racks in offices, labs, and trailers.
- Works on 2+ story buildings with the assistance of scaffolding, ladders, and other boom lift equipment.
- Uses caulking, roofing products, and other chemicals related to the trade.
- Wears and works in half and full mask respirators for long periods of time as required for safety.
- Performs safety inspections and routine maintenance on tools and equipment used.
- Attends safety and training classes and performs tasks with adherence to safety protocols.
- Follow all product and University-specific safety procedures when using tools and equipment.
- Employs professional interpersonal skills when interacting with members of the campus community.
- Helps Physical Plant maintain an inventory of shop materials, supplies, and tools by informing supervisor of specific needs.
10% - Fabrication/Construction
- Performs remodeling and construction of walls, windows, doors, floors, decks, and roofs on campus buildings and facilities.
- Work from blueprints and simple drawings.
- Performs rough carpentry construction of walls consisting of metal, wood, block, or cast cement.
- Forms, pours, and finishes concrete.
- Frames of windows and doors.
- Installs floor, deck, and ceiling joists.
- Hangs metal and wood doors, sheet rock, and other surface materials.
- Performs finish carpentry work of cabinets, hardwood flooring, moldings, shelving, etc.
- Repairs and installs suspended track ceiling systems.
- Uses a combination of materials and methods suitable for each construction application (rough or finish).
10% - Wood Shop/Mill Work
- Performs millwork using power saws, planers, sanders, shapers, drill press, and other equipment using proper safety procedures.
- Inspects and makes necessary repairs and adjustments to the shop tools and equipment.
- Keeps an inventory of tools and equipment.
- Orders parts and materials as required.
- Drives a University vehicle to job locations, hardware stores, lumberyards, and suppliers for material pick up.
- Moves construction materials (sacks, lumber, paper/material rolls, timbers, fasteners, equipment, etc., weighing 100 pounds or more) from one location to another (with the assistance of others and/or moving equipment as necessary).
REQUIRED QUALIFICATIONS
- Roofing System Repair and Maintenance training certifications, including BUR, Composition, Cold Process, Torch-down, Metal, and Thermoplastic roof assemblies available through industry providers.
- Union-sponsored certification for PVC and TPO material roof repair.
- Ability to read, write, follow oral and written instructions, and perform basic mathematical computations required in the performance of skilled maintenance duties.
- Four years of experience in commercial building construction, or commercial building maintenance, sheet rock application, door and window hanging, hardware installation, concrete forming and pouring, finishing, suspended track ceiling system repair and replacement, and wall and roof patching.
- Interpersonal skills sufficient to interact and work effectively with members of the campus community.
- Ability to document daily work performed.
- Experience in working with caulking and roofing products that may have some toxicity.
- Knowledge of roofing standards for various roofing systems and assemblies.
- Training and experience in analyzing conditions of roof assemblies, substrates, roof support structures, roof insulation, sheet metal, flashing, and accessories.
- Experience in maintaining and repairing multiple types of roofing systems.
- Knowledge of safety procedures to operate, under direction, power saws, planers, shapers, drill press, band saw, and other mill equipment.
- Knowledge of the basic use and function of hand and power tools used in the carpentry trade, including sanders, planers, drills, and power saws.
- The ability to analyze building envelopes to determine possible water intrusion sources and repairs needed.
- Experience in working in busy, occupied buildings, offices, and labs without disturbing occupants.
- The ability to direct others in repair work and oversee contractors and vendors assisting in repairs.
- Knowledge and awareness of asbestos containing materials such as but not limited to drywall and VCT/ACT tiles and the willingness to be certified to remove and dispose of property.
- Familiarity with the use of MSDS.
- Ability to drive a pickup truck or van.
- Ability to operate or obtain training to operate aerial lifts and man-lifts to perform roof inspections and repairs.
SPECIAL CONDITIONS OF EMPLOYMENT
- Selected candidate will be required to pass a pre-employment criminal history background check.
- Selected candidate must pass the employment misconduct disclosure process.
- Must possess a valid license to drive in the state of California and participate in the Department of Motor Vehicles (DMV) pull notice program.
- Ability to bend, stoop, reach and/or kneel while working in confined spaces such as attics, mechanical rooms, and under buildings.
- Able to work on two or more story buildings, scaffolding, and other boom lift equipment without a fear of heights.
- Able to safely wear, and work in at least a half mask respirator for long periods of time.
- Ability to move construction materials, i.e., sacks, lumber, paper rolls, timber, fasteners, equipment, etc., from one location to another.
- Access to locations may be by stairs, ladders, or at ground level.
- Materials may weigh up to 100 lbs. that requires the ability to use good judgement so that movement is done safely with or without accommodation.
- Ability to ascend/descend ladders with or without accommodation.
- Ability to sustain exposure to dusty, noisy environments and inclement weather as necessary to carry out assigned duties and responsibilities.
- Ability to safely perform the physical requirements necessary to move light to moderate objects up to 60 lbs., with or without accommodation.
- Ability to respond to emergencies after hours as necessary.
- Ability to work overtime including evenings, nights, weekends and holidays to meet operational needs, and work an alternate work schedule shift as required.
- Selected candidate will be required to complete training within established time frames as directed including UC compliance training.
