Responsibilities Lead and support the Mortgage Servicing team, ensuring accurate and timely servicing of the credit union portfolio loans. Oversee production of loan documentation related to onboarding, servicing, and closing of all mortgage and equity loans. Ensure loans and agreements comply with state and federal laws, regulations, and bank lending policies and procedures. Manage department activities to run smoothly and efficiently. Provide leadership, training, and supervision within the department. Maintain a high level of customer relations and service. Act as lead for Mortgage Servicer III, performing direct support duties for department staff and coordinating coverage for mortgage servicing. Conduct training of servicing positions and create policy and procedures as needed. Resolve member mortgage loan issues in collaboration with leadership. Essential Functions Conduct team huddles or lead team meetings on department and product-program updates. Assist in training all primary servicing functions within the department and maintain policy and procedures. Oversee department processes and identify efficiencies, implementing process improvements. Work with the closing/post‑closing team for loan issues on the portfolio and sub‑serviced pipeline. Collaborate with Loan Fulfillment Operations leadership on document and program changes. Handle escalated member or third‑party member communications, research, and problem resolution. Complete payments, escrow, principal paydowns and loan payoff requests within the core system. Onboard and quality‑review new funded loans to core or third‑party vendor. Manage the complete process for insurance damage claims through final disbursement. Perform system upgrade testing and annual upgrade testing. Support construction loan team with construction draws, final draw, and loan conversion to permanent financing documents and system updates. Review and manage daily reporting and payment of hazard insurance premium payments and uninsured pipeline with CPI vendor. Review semi‑annual reporting/payments of property taxes and disbursements of escrowed loans; manage non‑escrow delinquency payments and notifications. Prepare and manage Arizona annual escrow analysis requirements and incoming shortage payments. Maintain working knowledge of department budget and monthly balancing in accordance with established procedures. Process daily sub‑servicing payments and review third‑party system, formatting Excel reports and balancing. Assist with escrow holdback loans and construction draw management to project completion. Work directly with Loan Servicing Leadership on servicing projects and other duties as assigned. Complete loan payoff within the servicing platform and manage lien releases of deeds of trust and trailing recorded documents. Complete annual vendor management updates and collect required documents for department leadership. Handle re‑amortization and partial release requests. Review, prepare and complete externally submitted subordination requests. Support branch and department associates as subject matter experts for all mortgage servicing questions and tasks. Coach peers, accept feedback, and embody a collaborative spirit. Use various loan servicing platforms; experience with Fiserv DNA is a plus. Qualifications High School Diploma or GED. Some college coursework or a specialized degree. Eight to ten years of similar or related experience in mortgage servicing and/or the financial industry. Five to eight years of similar experience with a preference for six years of mortgage experience. Three years of supervisory experience. Thorough knowledge of mortgage loan servicing and lending practices. Knowledge of mortgage closing and funding. Knowledge of Arizona county recording requirements. Understanding of Arizona escrow analysis requirements.
