Construction Project Manager

Job description: The Pool Specialists, Inc is looking to hire an experienced Project Manager who is responsible for overall project planning, scheduling, project cost reporting, and control. These responsibilities include, but are not limited to, management and coordination of daily operational activities including schedule/vendor management, project timelines, partnering with various departments within the organization (development, pre-construction/construction/design/architects/engineers) to ensure efficiency through the build phases of redevelopment projects. Essential job duties include: -Effectively communicate with subcontractors, suppliers, and customers resolving issues throughout all phases of the construction process including priorities with schedule, budget, and quality standards. -Coordinate the efforts of all parties involved in the project, which include the Owners, Development Consultants, Architects, and Subcontractors. - Monitor the progress of the construction activities with periodic on-site inspections, track potential disputes and claims, procure punch lists for the project, collect permits, perform yearly inspections and resolve any deficiencies. -Drive the execution including pools and pool decks -Maintain current product design standards, space planning, and overall design for build outs by working hand in hand with internal (development, construction) and external partners -Partner with architects to deliver accurate build specs that capture the goals of our brand standards and operators needs to maintain project pace. -Ensure a successful and accurate projection of potential costs, proper assignments of scopes of work, and purchase materials, while handling this process with due diligence and a proper sense of urgency. -Establish realistic and measurable timelines for project turnover. -Provides direct oversight for superintendents, field operations, and vendors to ensure construction builds are completed on time, quality work is completed throughout the site, and all field staff are held accountable to project specifications, LC's standards, desired schedules, and target project completion dates/milestones. -Aids in the execution and deliverables outlined in the financial models of the projects, including management of field teams to complete project duties to drive alignment from design through buildout. -Partners with the design team and vendors to ensure use of proper materials, build supplies, and layout in accordance with design specs. -Consistent oversight with regular site-level involvement, targeting efficiencies in schedule, pace, materials, supplies, costs while troubleshooting any issues that arise in day-to-day operations. -Oversees process and procedure. Works to keep projects on a stabilized pace, minimizing stops/starts/delays. -Manages process and efficiency of projects, guides project during field work to completion; incorporates project results as historical lessons for potential improvements for future projects. -Collaborates with Construction and Development teams throughout progress of development/redevelopment to maintain alignment and communication on progress and budget of project. -Pool experience and knowledge of JobTread a plus Job Type: Full-time Benefits: Simple IRA Simple IRA matching Dental insurance Health insurance Vision insurance Paid time off Profit sharing Schedule: Mon - Fri Work Location: In person Employment Type: Full Time Years Experience: 3 - 5 years Bonus/Commission: No
