About the Role:

As the Estimator / Project Manager , you will play a dual-role responsible for preparing accurate project estimates while managing awarded projects from kickoff through closeout. You'll work closely with contractors, architects, vendors, and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards.

The ideal candidate has experience within the Division 8 (Doors, Frames & Hardware) industry and is comfortable balancing estimating responsibilities with hands-on project coordination.

Key Responsibilities

Estimating & Pre-Construction

  • Review bid invitations and identify upcoming project opportunities.
  • Perform detailed take-offs from architectural plans and specifications.
  • Prepare accurate cost estimates for commercial doors, frames, and hardware.
  • Solicit and evaluate vendor and subcontractor pricing.
  • Research material costs and negotiate pricing when appropriate.
  • Track bid addendums and revise estimates as needed.
  • Enter take-offs, pricing, and discounts into estimating software.
  • Analyze successful and unsuccessful bids to improve estimating accuracy.

Project Management

  • Manage awarded projects from initiation through completion.
  • Define project scope, schedules, budgets, and deliverables.
  • Serve as the primary point of contact between contractors, vendors, and internal teams.
  • Monitor project progress, budgets, schedules, and potential risks.
  • Coordinate material procurement and delivery timelines.
  • Prepare and manage change orders throughout the project lifecycle.
  • Maintain organized project documentation and communication records

Project Coordination & Procurement

  • Order hollow metal doors, wood doors, frames, and hardware following project approvals.
  • Coordinate hardware schedules, shop drawings, and vendor approvals.
  • Work closely with suppliers to ensure timely material delivery.
  • Support construction teams throughout project execution.

Project Closeout

  • Provide project status updates and management reports.
  • Assist with project cost tracking and profitability.
  • Complete project documentation and archive files upon completion.
  • Participate in post-project reviews to identify opportunities for continuous improvement.

What We're Looking For

  • Previous experience in construction estimating and project management .
  • Experience within the Division 8 (Doors, Frames & Hardware) industry is strongly preferred.
  • Experience using Emullion software is highly preferred.
  • Ability to interpret architectural drawings and project specifications.
  • Strong organizational and time management skills.
  • Excellent communication and coordination abilities.
  • Ability to manage multiple projects simultaneously.
  • Self-motivated with strong attention to detail.

Preferred Qualifications

  • 1+ years of construction estimating experience.
  • Bachelor's degree, Trade School certification, or equivalent experience preferred.
  • Experience managing projects from bid preparation through project completion.
  • Knowledge of commercial construction processes and project coordination.
