\nTotal Management NYC, LLC is seeking a Property Manager for our portfolio of NYC co-op and condominium communities. This is a full-time role based in our Bronx office, with two office days and three field days per week, plus evening board meetings and on-call responsibilities.
\nAnnual Base Salary: $50,000–$66,000, depending on experience and qualifications

\nPrior property management experience is helpful, but not required. We welcome candidates from hospitality, hotel operations, client services, and other backgrounds that involve building relationships, coordinating teams, and taking ownership of the customer experience.
\nYou will manage an assigned portfolio of NYC cooperative and condominium communities, supported by our dedicated maintenance, accounting, and administrative teams. Your focus will be building strong client relationships, coordinating services, leading board meetings, and ensuring consistent communication and follow-through.

\nResponsibilities

- Build client relationships: Serve as the primary management contact for assigned boards and develop positive relationships with residents and building staff. \n
- Lead board meetings: Prepare agendas and management reports, present financial and operational updates with support from our teams, communicate recommendations, and follow through on board decisions. \n
- Own the follow-through: Coordinate with maintenance, accounting, and administrative teams, keep clients informed, and confirm that each matter is resolved. \n
- Communicate proactively: Respond to inquiries, set clear expectations, and provide timely updates about repairs, projects, and outstanding matters. \n
- Visit your properties: Conduct regular walkthroughs, identify maintenance and presentation concerns, and coordinate corrective action. \n
- Coordinate repairs and services: Work with our maintenance team, building staff, and vendors to arrange work, monitor progress, and confirm completion. \n
- Oversee building compliance: With our maintenance team and qualified outside professionals, maintain a calendar of required inspections, filings, and correction deadlines, including annual elevator and boiler inspections and DOB and other agency violations, and keep boards informed. \n
- Support building staff: Reinforce expectations for courtesy, responsiveness, work quality, and reliable coverage. \n
- Coordinate financial matters: Work with accounting to understand budgets and financial reports, address billing questions, and bring upcoming obligations or spending concerns to the board’s attention. \n
- Coordinate capital projects: Work with internal teams, engineers, and contractors on proposals, schedules, approvals, progress updates, and completion. \n
- Exercise sound judgment: Handle routine matters independently within established authority and recognize when board approval or guidance from company leadership is needed. \n
- Use technology effectively: Use AppFolio, Google Workspace, Zoom, and company-approved AI tools to organize work, collaborate, prepare communications, and maintain accurate records. \n
- Manage emergency coordination: Assess urgent situations, involve the appropriate maintenance personnel and vendors, and keep board members informed through resolution. \n
Qualifications

- Experience managing client or guest relationships and taking responsibility for resolving concerns. \n
- Experience leading meetings, presenting information, or coordinating discussions with clients or stakeholders. \n
- Excellent written and verbal communication skills. \n
- Strong organization and the ability to manage competing priorities, track deadlines, and follow through consistently. \n
- Empathy, professionalism, sound judgment, and discretion. \n
- A willingness to learn building operations, financial reporting, and NYC co-op and condominium compliance requirements. \n
- Comfort with Google Workspace (Gmail, Docs, Sheets, Drive, Calendar) and Zoom. \n
- Willingness to use company-approved AI tools while checking accuracy and protecting confidential information. \n
- Ability to learn AppFolio and other management platforms. Prior AppFolio experience is helpful but not required. \n
- Experience in hospitality management, client-service leadership, property management, staff supervision, or vendor coordination is especially relevant. \n
Training & Transition
\nDuring an initial transition of approximately three months, you will work closely with company leadership to learn your assigned properties, build board relationships, and progressively assume responsibility for meetings — first attending alongside leadership, then taking the lead with guidance.
\nSchedule & Availability

- Two days per week at our Bronx office and three field days per week visiting assigned NYC properties. \n
- Attendance at evening board meetings, typically between 7:00 p.m. and 9:30 p.m. \n
- 24/7 availability by phone for building emergencies and urgent board-member concerns, including nights, weekends, and holidays. \n
Compensation & Benefits

- Annual base salary of $50,000–$66,000, depending on experience and qualifications. \n
