philanthropy and charitable giving is at our core #ItsAboutCommunityWe strive to provide excellent service and living conditions for every residentContinued growth and expansion in Arizona have made us the industry leaderRole & ResponsibilitiesThe Maintenance Technician will constantly be aware of the physical condition of their assigned community and immediately initiate action to correct unsafe conditions by proactively diagnosing and performing minor and routine maintenance, and carrying out assigned duties in a safe manner as requested by their supervisor.The primary roles of the Maintenance Technician will be assisting the Maintenance team in ensuring a safe environment, maintaining the continuity of essential services, performing ongoing facility maintenance, and completing necessary repairs on equipment in order to guarantee resident comfort and security.While the following information should be considered a comprehensive description of this position, it should also be noted that some responsibilities might not be specifically addressed.Main duties for Maintenance Technicians will include:Inspecting the physical condition of the community and immediately initiating action to correct unsafe conditions, broken items, apartment-related fixes, etc.Diagnosing and performing minor and routine maintenance/repair community-wide and handling all work area clean up and safety related duties, as directed.Assisting in keeping grounds neat and free of litter including raking, sweeping, shoveling, and moving or removing large items (i.e. appliances) as circumstances warrantScheduling and performing routine preventive maintenance and inspections on all appropriate areas, equipment, apartments, and toolsUnderstanding all maintenance-related aspects of the community including utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts, maintenance shops, storage areas, etc.Knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and FreonInspecting, reporting on, and helping coordinate inventory needs and any/all apartment preparation, repairs, and services, assisting fellow staff as required to meet deadlinesPerforming any additional duties assigned by their supervisor and assuming all maintenance responsibilities in the absence of the Maintenance SupervisorSkills & QualificationsTools and equipment requirements including:Basic set of tools (i.e. screwdrivers, pliers, etc.)Essential safety equipmentWearing goggles, masks, or gloves when working with specific equipment or undertaking maintenance-related tasksAbility to communicate with other maintenance staff, technicians, community staff, vendors, and residents to understand and diagnose needed repairs and related workBilingual language skills (i.e. Spanish) not required, but is a plusExpertise and experience of apartment and maintenance-related equipment and processes including:Electrical and plumbing (including water lines)A/C and heating systemsAppliances (when applicable)Water irrigation systemsStairs, gates, fences, patios, railingsTile, carpet, flooringRoofing, gutters, fastenersInterior/exterior lightsFireplacesCeiling fansGas fixtures and appliances (where applicable)Shutters, doors, cabinets, windows, sliding glass doorsBoiler, gas, and electricDoor locks, P.O. boxes and locksSecurity systems (where applicable)Ceiling leaksWallsPool areas, tile, Jacuzzi, poolFurnitureJob Requirements40-hour flexible work week:On-call on a rotating basis and for emergenciesWeekly schedule - Weekends are requiredHigh school diploma / GED or Accredited Vocational School Certificate education or equivalent experiencePosition requires at least one year experience in apartment or building maintenance, property maintenance, construction trades (HVAC, plumbing, electrical, carpentry, etc.), and/or related fieldsBackground and pre-employment drug screening will be requiredReliable transportation for use in business related tasks/duties as assigned, including a Valid driver's license and current automobile insuranceEPA Certified for Refrigerant preferred, or willingness to obtain certification (paid by HSL) within 180 days of hire* Incentives change often and not all positions or properties qualify for bonuses or additional perks;
