Regional Property Manager

Metropolitan Holdings is looking for an experienced Regional Manager to join our Property Management team and lead a portfolio of luxury Class A multifamily communities throughout Ohio! We’re looking for a hands-on, people-focused leader who knows how to develop strong teams, drive portfolio performance, create exceptional resident experiences, and turn strategy into results. The Regional Manager is a highly visible business and people leader responsible for a geographically dispersed portfolio of luxury Class A communities across Ohio, including stabilized assets and new-construction lease-ups. This leader translates strategy into property-level execution, develops strong Community Managers, drives financial and operational performance, and ensures the resident and prospect experience consistently reflects the Metropolitan Holdings brand. The right person combines strong leadership, analytical rigor, sales instincts, hospitality, urgency, and disciplined follow-through - and contributes beyond their portfolio to help elevate and scale the Property Management division. What You'll Own Lead, Develop & Motivate High-Performing Teams Coach, motivate, develop, and hold Community Managers accountable while building an engaged leadership bench and a culture of ownership, performance, and continuous improvement. Lead visibly in the field, set clear expectations, recognize strong performance, address gaps promptly, and model Metropolitan Holdings Core Values and tremendous effort. Own Portfolio Performance, Financial Results & KPIs Know the numbers and know what to do with them. Actively manage revenue, expenses, NOI, occupancy, leasing velocity, conversion, delinquency, retention, reputation, service, turns, staffing, payroll, and other key result areas. Use scorecards, dashboards, trend analysis, forecasting, and exception reporting to identify risk early, diagnose root causes, and drive measurable action plans through completion. Build a strong, proactive partnership with Accounting and PAC. Treat financial accuracy, forecasting, month-end execution, documentation, deadlines, and clean field-to-accounting processes as shared responsibilities. Drive Sales, Marketing, Renewals & Resident Retention Create a strong sales culture; coach the leasing funnel, CRM discipline, follow-up, conversion, pricing, concessions, outreach, competitive positioning, and marketing effectiveness. Own renewal and retention performance from expiration visibility through resident outreach, pricing strategy, renewal conversion, notices to vacate, save opportunities, and move-out analysis. Understand multifamily seasonality and plan ahead - adjusting pricing, concessions, marketing, staffing, turn readiness, outreach, and renewal strategy before changing demand impacts results. Deliver a Luxury Hospitality Experience Bring Creating Moments That Matter to life for residents, prospects, vendors, internal customers, and each other. Personally embody the brand and teach teams the importance of a genuine hospitality mindset. Ensure every community reflects luxury Class A standards through service, communication, responsiveness, curb appeal, unit readiness, reputation, and thoughtful service recovery. Solve Problems, Collaborate & Elevate the Business Operate as a proactive problem solver: move beyond symptoms, identify root causes, engage the right partners, recommend solutions, establish ownership, and drive sustainable resolution. Collaborate across Accounting, Sales & Revenue, Marketing, PAC, Facilities, Human Resources, Development, Construction, and executive leadership to achieve shared company objectives. Contribute ideas, best practices, process improvements, technology adoption, and scalable operating standards that strengthen and elevate the Property Management division as Metropolitan Holdings grows. Lease-ups move toward approved absorption, occupancy, effective-rent, and stabilization targets with disciplined urgency. Renewals, resident retention, expiration exposure, and seasonality are managed proactively rather than reactively. Accounting and Property Management operate as aligned business partners with accurate information, timely communication, disciplined processes, and strong follow-through. You improve the business beyond your assigned portfolio by bringing solutions, sharing best practices, and helping build a stronger, more scalable Property Management platform. What You Bring 7+ years of progressive multifamily property-management experience, including meaningful responsibility for people and property performance; 3+ years of successful Regional Manager-level leadership required. Demonstrated success in luxury Class A multifamily operations and new-construction lease-ups; ability to lead multiple communities across geographically dispersed markets. Strong financial acumen across budgets, forecasts, financial statements, NOI, revenue management, occupancy economics, concessions, payroll, operating expenses, delinquency, CapEx, accruals, and variance analysis. Strong sales, leasing, marketing, renewal, resident-retention, and seasonality-management capabilities, with the ability to turn market conditions and performance data into action. Demonstrated proficiency with Yardi Voyager, multifamily CRM/lead-management platforms, Business Intelligence dashboards and market-intelligence tools. Intermediate or higher Microsoft Excel proficiency, including formulas/functions, sorting/filtering, data reconciliation, budget templates, pivot-table-level analysis, and operational/financial reporting. Exceptional analytical thinking, organization, prioritization, communication, problem solving, collaboration, judgment, urgency, and follow-through. A consistently high work ethic and willingness to be hands-on when the business requires it; comfortable operating in a fast-paced, entrepreneurial, growth-oriented environment. Valid driver license, reliable transportation, and flexibility to travel frequently throughout Ohio, including occasional overnight, early-morning, evening, or weekend needs. #J-18808-Ljbffr
