MEP Project Manager

Position Summary The MEP Project Manager at Suffolk is responsible for managing, inspecting, problem solving, and coordinating all Mechanical, Electrical, Plumbing, and Fire Protection project resources and documentation throughout the entire project lifecycle. Key responsibilities include selecting and managing MEP subcontractors; reviewing and administering mechanical bid tabs/Exhibit Bs, MEP submittals, monthly requisitions, change orders, and contractor schedules; and overseeing documentation for inspections, testing, and close‑out. Responsibilities Review mechanical bid tabs and Exhibit B in contract. Interview and select MEP subcontractors for each project. Manage day‑to‑day operations of MEP sub‑contractors. Review and approve MEP monthly requisitions and change orders. Conduct site walks to ensure work progresses according to schedule, including updates. Coordinate with BIM/VDC personnel and superintendent to maintain schedule alignment. Work with A/E team to resolve coordination items. Review all MEP submittals. Obtain documentation from inspections and testing. Oversee MEP & FP contractors and commissioning agents. Coordinate with owner‑third‑party MEP contractors or testing agencies. Obtain mechanical close‑out documentation (as‑built, attic stock, O&Ms). Coordinate multi‑trade portions, e.g., curtain wall with security, electrical, and door hardware. Develop and monitor equipment delivery logs; organize submittal process for long‑lead items first. Attend weekly owner, subcontractor, coordination, and field meetings. Obtain approvals and sign‑offs from applicable AHJs. Work with retail and/or tenant fit‑out when applicable. Develop work lists and complete MEP punch lists. Coordinate owner training and turnover. Work with all public utility companies to meet project requirements, including temporary electrical, steam, and natural gas. Direct all parties to successfully complete life‑safety inspections. Coordinate trades to ensure correct electrical requirements for mechanical. Qualifications Bachelor of Science in Mechanical, HVAC, Plumbing, Electrical, or Fire Protection Engineering. Minimum 5 years’ experience with Mechanical, Electrical, Plumbing, and Fire Protection Systems. Minimum of 2 years’ project‑management experience. Strong computer skills (MS Excel, Word, Outlook). Ability to read and interpret drawings and specifications. Comprehensive understanding of BIM/VDC coordination and hit‑detection programs. Knowledge of local, city, state, and international building codes. Knowledge of ASHRAE, NEC, NFPA, and LEED requirements. Extensive knowledge of testing, balancing, and commissioning practices. Working Conditions The role requires frequent sitting, standing, walking, and reaching. The employee will work in an office environment with moderate noise levels and also walk job sites.
