Maintenance Supervisor Build a Community Residents Are Proud to Call Home University Partners is seeking an experienced, service-focused Maintenance Supervisor to lead the day-to-day maintenance operations of a student housing community. This hands-on leadership role is responsible for protecting the physical integrity of the property, developing the maintenance team, responding to resident needs, and ensuring apartments and community spaces are safe, functional, and move-in ready. The ideal candidate is an organized problem-solver who can balance preventive maintenance, service requests, make-ready schedules, vendor coordination, budget awareness, and team leadership—all while providing an excellent resident experience. What You'll Do Maintenance Operations and Resident Service Deliver prompt, professional service to residents, guests, employees, vendors, and contractors. Oversee daily maintenance operations and help maintain the overall appearance, safety, and functionality of the community. Schedule, assign, and complete service requests, with a goal of responding to routine requests within 24 hours. Keep the Community Manager informed of maintenance concerns, make-ready progress, corrective actions, and resident-related issues. Inspect common areas, amenities, breezeways, parking areas, entrances, grounds, and other community spaces regularly. Maintain a clean, organized, safe, and properly stocked maintenance shop. Develop and manage cleaning, preventive maintenance, and property inspection schedules. Maintain accurate maintenance records, work-order documentation, key logs, equipment inventories, warranty information, and required safety records. Team Leadership Lead, schedule, train, and support maintenance technicians, groundskeepers, and other assigned team members. Ensure appropriate maintenance coverage during operating hours, weekends, and on-call periods. Establish clear expectations for uniforms, safety, work quality, productivity, and customer service. Conduct regular team meetings and safety training. Cross-train team members to support operational coverage and professional development. Participate in interviewing, hiring, performance management, coaching, and retention of maintenance employees. Make-Ready and Turn Operations Review make-ready reports daily and coordinate apartment turns to meet move-in deadlines. Inspect move-outs to determine the work, materials, painting, repairs, and vendor support required. Update make-ready schedules and tracking systems each day. Coordinate internal team members and outside vendors throughout the turn process, ensuring work is completed on time and meets quality standards. Review completed work before approving vendor or contractor services. Partner with the Community Manager before and after move-in to identify and resolve outstanding maintenance concerns. Preventive Maintenance, Inspections, and Safety Perform and document required property, unit, equipment, and safety inspections. Maintain preventive maintenance schedules for HVAC systems, appliances, pools, irrigation, gates, life-safety equipment, and other building systems. Oversee quarterly filter changes and inspect units for leaks, moisture, mold, HVAC concerns, and other maintenance needs. Maintain emergency response plans and vendor contacts for critical services, including plumbing, electrical, gates, tree removal, and mold remediation. Follow all applicable OSHA, EPA, ADA, environmental, and workplace safety requirements. Maintain required Safety Data Sheet and regulatory records. Monitor warranties for major equipment and ensure inspections occur before coverage expires. Grounds, Amenities, and Vendor Management Ensure community grounds, breezeways, amenities, parking areas, and entrances remain clean and well maintained. Oversee pool maintenance and weekend coverage during the operating season. Monitor trash and compactor operations and arrange appropriate coverage. Conduct routine walks with landscaping and other service contractors to review quality, irrigation, and outstanding needs. Coordinate vendor schedules, review completed work, and address performance concerns. Budget and Inventory Management Purchase maintenance supplies and equipment in accordance with approved budgets and purchasing guidelines. Monitor inventory levels and use approved vendors whenever possible. Track maintenance expenses, communicate overtime needs, and identify opportunities to improve efficiency and control costs. Maintain a list of upcoming capital needs and partner with the Community Manager during the annual budget process. Make or recommend expenditures within established approval guidelines. What We're Looking For Two to three years of hands-on general maintenance experience. Two to three years of experience installing, maintaining, troubleshooting, and repairing building systems, including HVAC, plumbing, and electrical systems. Working knowledge of basic construction and property maintenance practices. Previous experience leading, training, or supervising maintenance employees. Ability to read and interpret technical procedures, safety information, operating instructions, budgets, and government regulations. Strong troubleshooting, practical judgment, organization, and time-management skills. Excellent customer service, communication, and listening skills. Ability to manage multiple priorities and remain calm and professional under pressure. Basic computer skills and the ability to use property systems for work orders, records, access controls, and related maintenance functions. Ability to work independently while collaborating effectively with the Community Manager and onsite team. Education and Certifications Associate degree from a two-year college or technical school, related training and experience, or an equivalent combination of education and experience. Current HVAC certification is required. Additional maintenance, pool, electrical, plumbing, or safety certifications are a plus. Additional Requirements Must provide and maintain the basic tools required for the position. Must be available for on-call coverage, weekends, evenings, and overtime as business needs require. Must be able to work indoors and outdoors in changing weather conditions and around mechanical equipment, electrical systems, fumes, odors, chemicals, noise, elevated areas, and confined spaces. Must be able to walk, stand, sit, climb, balance, reach, stoop, kneel, crouch, crawl, and lift or carry materials and equipment as required to perform the job. Local or out-of-area travel may occasionally be required. Leadership and Accountability This position supervises approximately one to ten employees and may participate in hiring, training, scheduling, work assignments, time-off approvals, performance evaluations, corrective action, and other team-management decisions in partnership with the Community Manager and company leadership. Success in this role is measured through resident service, work-order response, property condition, make-ready performance, preventive maintenance completion, safety compliance, budget management, team development, communication, reliability, and overall quality of work.
