Walk to State is currently seeking a Maintenance Tech to join our property management team! You will be responsible for completing repairs based on work orders received; communicating with tenants and co-workers via phone, text, and email; tracking time, costs, and materials used; accurately documenting actions taken with photos and written summaries; as well as other related tasks.

Responsibilities:

• Perform routine and emergency repairs on equipment, fixtures, and building systems across multiple trades
  • This includes carpentry, plumbing, electrical, and air-conditioning and heating systems
• Complete work and repair orders in a timely fashion
• Communicate effectively and clearly with tenants, vendors, and co-workers
• Provide excellent customer service and education as needed to promote quality living experience for all residents
• Perform troubleshooting and diagnostics as necessary to repair equipment and systems
• Estimate time and extent of repairs
• Maintain material and supply inventory
• Maintain fixed asset data including model and serial numbers
• Oversee work performed by outside contractors as necessary
• Document pertinent information (time, cost of materials, property or appliance specific information, etc)
• Available for after hours and on call work as needed and for emergencies
• Regularly inspect and update reports for buildings and their fixed assets
• Follow and ensure all safety rules and regulations are complied with
• Maintain a clean and safe working environment
• Perform other duties as assigned

​ Qualifications:

• High school diploma or GED certificate
• Proven experience in residential repairs and maintenance, other building maintenance or related experience.
• Understanding of residential construction and mechanical systems and ability to perform general repairs in some of the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances. Some training will be provided.
• Excellent customer service and interpersonal skills as well as strong verbal and written communication skills; multi-lingual a plus
• Comfortability using mobile devices (i.e. iPad and/or iPhone) and various mobile applications
• Must possess a current driver's license, automobile insurance, and any other licenses and/or certification as required by state law
• The following certifications are preferred but not required:
  • EPA Certification, Type I and II
  • HVAC Certification
• Familiarity with construction tools and equipment
• Physical ability to bend, crouch, and lift objects throughout the workday
• Must be able to climb ladders and stairs and to lift, carry, push, and/or pull up to 50 pounds.
• Must be able to tolerate weather conditions such as extreme heat and cold and work in tight or confined spaces and at heights.
• Deadline and detail-oriented
• Willingness to learn and be receptive to constructive input
• Able to schedule and manage time effectively
• Respond professionally to customer needs and maintain positive customer service at all times.
• Demonstrate a high level of cooperation
• Strong technical, mechanical and problem-solving skills required.
