GROUNDSKEEPER / PROPERTY PORTER at Northplace Apartment Homes 

Employment Status: Full Time

Regular Schedule: Tuesday - Saturday 8:00 AM - 5:00 PM, 60-minute unpaid lunch

Compensation: $20.00 to $22.00 per hour, pending on experience

Bonus Opportunity: This position offers the opportunity to earn a bonus based on performance.

We're looking for a dependable and detail-oriented Groundskeeper / Property Porter who takes pride in creating clean, safe, and welcoming communities. In this hands-on role, you'll help keep the property looking its best, prepare apartment homes for new residents, and support the onsite team with a variety of property needs. Your work will be visible every day and will directly shape the first impression residents, prospective residents, and visitors have of the community.

WHAT YOU'LL DO  

Community Appearance and Grounds  

• Complete daily property walks and help maintain clean, attractive grounds, parking areas, trash areas, amenities, and shared spaces. 
• Remove litter and debris; support mowing, hedge trimming, and other grounds-care tasks. 
• Clean leasing offices, clubhouses, restrooms, fitness centers, laundry rooms, model apartments, and other common areas. 
• Wash windows and assist with pressure washing, curb painting, and other appearance-related projects. 
• Perform snow and ice removal to help maintain safe access during inclement weather. 

Apartment and Property Support  

• Clean vacant apartments and help prepare them for incoming residents. 
• Perform light repairs and routine property tasks, including replacing light fixtures and addressing minor plumbing issues within the scope of the role. 
• Inspect vacant units, common areas, and property grounds; identify and promptly report safety hazards or maintenance needs. 
• Monitor cleaning supplies and request replenishment when needed. 
• Accurately document completed work and meet assigned deadlines. 

Team and Resident Support  

• Work closely with the Property Manager, Maintenance Supervisor, and onsite team to address property priorities. 
• Post resident notices and support community events as assigned. 
• Use required personal protective equipment, follow safety practices, attend safety meetings, and complete required training by assigned deadlines. 
• Safely operate a golf cart or other approved equipment when needed for assigned duties. 
• Assist with routine pool upkeep when trained and assigned. 

WHAT YOU'LL BRING  

Required Qualifications  

• A dependable, detail-oriented approach and pride in keeping the property clean, orderly, and welcoming. 
• Ability to identify safety concerns and safely use cleaning products, tools, and equipment required for assigned work. 
• Ability to perform basic repairs and routine grounds or property tasks. 
• Professional and courteous communication with residents, coworkers, vendors, and visitors. 
• Ability to work outdoors and in varying property conditions, including inclement weather and exposure to cleaning products, machinery, and electricity. 
• A current and valid driver’s license, reliable transportation, proof of auto insurance, and an acceptable driving record are required. 
• Ability to transport tools and equipment needed for assigned groundskeeper and porter duties. 

Preferred Qualifications  

• Previous janitorial, groundskeeping, landscaping, apartment turnover, or property maintenance experience. 
• Previous pool-maintenance experience. 
• Familiarity with Fair Housing requirements and landlord-tenant regulations. 

WORK ENVIRONMENT & PHYSICAL REQUIREMENTS  

This is an active, physical position performed indoors and outdoors in varying weather conditions. The role requires frequent standing and walking; bending, stooping, crouching, twisting, reaching, pushing, pulling, and repetitive hand and wrist movements; lifting and carrying up to 50 pounds; moving tools, materials, and equipment; and climbing stairs, stepstools, and ladders up to six feet. Employees must be able to safely operate tools and equipment and perform the essential functions of the position with or without reasonable accommodation. 

The employee is responsible for providing appropriate inclement-weather gear, including waterproof footwear, jacket, and pants. Snow chains or studded snow tires may be required for safe travel during inclement weather.
