Role Overview

As a Scan-to-CAD & BOMA Specialist, you will play a critical role in transforming point cloud data and existing building documentation into accurate architectural drawings and BOMA-compliant space measurement deliverables.

This is a production-focused role with minimal to no field responsibilities, ideal for candidates with strong drafting experience who enjoy working with complex datasets and want to develop expertise in Scan-to-CAD workflows, space accounting, and commercial real estate measurement standards.

You will be responsible not only for drafting, but also for interpreting and applying BOMA standards, ensuring that all deliverables meet both technical and industry-specific requirements.

Key Responsibilities

Scan-to-CAD Production

• Convert point cloud data into accurate 2D CAD drawings and/or 3D BIM models.
• Interpret and work from point clouds, existing CAD files, PDFs, and construction documents.
• Produce high-quality as-built drawings in accordance with company standards and client requirements.
• Maintain organized file structures and adhere to internal CAD standards and workflows.

BOMA & Space Accounting Application

• Apply BOMA (Building Owners and Managers Association) standards to measure and calculate building areas.
• Perform space accounting and area calculations, including rentable, usable, and common area classifications.
• Accurately polyline floor plans in accordance with BOMA and internal measurement methodologies.
• Interpret lease language, building conditions, and client requirements to ensure proper classification of space.
• Assist in reconciling discrepancies between drawings, field data, and client-provided documentation.

Reporting & Deliverables

• Support the creation of BOMA reports, area summaries, and deliverable packages.
• Ensure accuracy and consistency across CAD drawings, area calculations, and final reports.
• Contribute to QA/QC processes to validate measurement outputs and documentation.
• Collaborate with project managers and QA teams to meet client expectations and deadlines.

Collaboration & Production Support

• Work closely with internal teams (production, QA/QC, and project management) to maintain quality and efficiency.
• Communicate clearly regarding production challenges, discrepancies, or data gaps.
• Contribute to continuous improvement of workflows, standards, and production efficiency.

Required Qualifications

• Strong interpersonal, communication, and teamwork skills.
• Proficiency in AutoCAD (required).
• Strong understanding of architectural drafting standards and documentation.
• Ability to interpret construction drawings and building plans.
• Solid understanding of architectural scales, measurements, and spatial relationships.
• High attention to detail with a focus on accuracy and consistency.
• Ability to manage multiple tasks and meet production deadlines in a fast-paced environment.

Preferred / Bonus Skills

• Experience working with point clouds using tools such as:
• • Autodesk ReCap
  • FARO Scene
  • FARO Connect
  • PointCab
• Experience in Scan-to-CAD or Scan-to-BIM workflows.
• Familiarity with BOMA standards (2017 / 2024) or other commercial measurement methodologies (e.g., REBNY).
• Experience with space accounting, area takeoffs, or lease area analysis.
• Exposure to QA/QC processes for architectural or measurement deliverables.
• Experience working on large-scale commercial real estate assets or as-built documentation projects.
