Construction Superintendent

We are seeking a dynamic and experienced General Contractor Construction Superintendent to join our team and play a crucial role in ensuring the successful execution of construction projects from inception to completion. This Superintendent will execute tactical ground‑up projects throughout Georgia and Alabama. Estimated Start Date: ASAP About Us In 1999, Francisco Alvarado, armed with an Electrical Engineering degree and 14 years of business experience, founded Marand Builders, Inc. Since its inception, Marand has focused on understanding individual customer needs and providing customized solutions. Building a reputation on reliability, attentiveness, and quality, Marand has become a preferred vendor with many clients, exceeding 95% repeat business. Marand specializes in the healthcare, financial services, commercial/administrative, and light‑industrial industries and serves the Southeast US regions from its seven regional offices in Virginia, North Carolina, Georgia, and Florida. Ideal Candidate A bachelor’s degree in construction management, engineering, or a related field, or equivalent work experience. At least five years of experience in the commercial construction industry, overseeing all aspects of ground‑up projects in healthcare, financial, and light industrial sectors. Strong leadership, communication, and interpersonal skills, with the ability to manage multiple teams, subcontractors, and stakeholders. A Construction OSHA 30 certification within the last five years or the ability to renew. Proficient in project reporting software, MS Office, and blueprint reading. Knowledge of building codes, safety regulations, and quality standards. Problem‑solving and decision‑making abilities, with a proactive and results‑oriented approach. A valid driver’s license and the ability to travel to various job sites. Requirements Leadership: ability to supervise and lead the team. Organization: ability to schedule and supervise multi‑tasking work of a multi‑member team. Experience: proven knowledge in commercial building and construction and related sectors. Scope of Work: experience running all aspects of large commercial projects from inception to full profitable completion, including large ground‑up projects, interior renovation projects of all sizes, finish work, and all relocation and replacement work on project sizes in the $2M+ valuation range. Safety: a Superintendent Level 3 with a valid OSHA 30 card at all times. Problem‑solving: demonstrated problem‑solving skills. Communication: excellent communication skills with team members, project management, and customers. Computer skills: literate in Microsoft Office and Procore software. OSHA‑30 Hour Training: required and recertified every five years per Marand policy. Education: minimum of a High School Diploma; a Bachelor’s degree or Associate’s degree is a plus. Experience: five to ten years on the job. Travel: up to 75% travel required. Responsibilities Enforce safety compliance (OSHA and Marand safety plan and policies) and advocate for safety. Supervise construction in the field to ensure the project meets design, budget, schedule, and client objectives. Conduct weekly on‑site meetings with subcontractors, vendors, and others to address schedule, safety, and performance issues. Enforce compliance with all project procedures, safety program requirements, and work rules. Ensure the health and safety of workers by enforcing all company, state, and federal guidelines. Prepare and distribute field reports in a timely manner (daily superintendent’s reports, safety reports, etc.). Complete punch list items within the customer’s requirements and project budget, using Procore for punch list management. Monitor and direct subcontractor progress, ensuring adequate manpower to meet schedule and expectations. Prepare subcontractor work schedules and provide input to the Project Manager for project construction schedules. Verify all layouts and check subcontractor layouts, establishing initial control lines and grades. Respond to subcontractors regarding project documents and work, coordinating with the Construction Manager as needed. Participate in pre‑construction planning, including logistics, methods, bid and scope reviews, and project estimates. Maintain an up‑to‑date set of contract documents on site. Ensure subcontractors maintain record drawings (“red line as builts”) during construction. Organize, establish, and maintain the on‑site field office to project a professional image. Communicate timely with the Construction Manager on financial, safety, construction progress, labor, material, quality, and code issues. Interface and work harmoniously with Project Managers and other personnel. Manage, oversee, provide training, and mentor other Superintendent levels. Work harmoniously with other Superintendents on larger team projects. Continue education in OSHA and safety, methods, codes, management skills, and new technology. Maintain current Red Cross First Aid and CPR certification. Maintain knowledge of the permit process in the localities of work and communicate changes to the office. Ensure overall jobsite cleanliness to Marand’s standards. Physical Demands This position involves work at a construction site where duties will be performed both indoors and outdoors. Working hours may be extended to meet project deadlines. Ability to work night shifts. Dexterity of hands and fingers to operate a company tablet, phone, and other business machines. Required to sit, stand, and walk regularly—20% sitting, 40% walking, 40% standing. Includes crawling, standing, stooping, bending, crouching, kneeling, sitting, and reaching—more than 70% physical work. Talk or hear. The employee must occasionally lift and/or move up to 50 pounds. Required to climb permanent and temporary stairs, use construction personnel hoists, climb ladders, and negotiate work areas under construction. Work Environment Work is performed indoors in a variety of settings, including office, interior building job sites, and outdoor job sites. Exposure may include wet and humid conditions; moving mechanical parts; high and precarious places; fumes or airborne particles; outside weather; extreme cold and extreme heat. The employee may be exposed to toxic or caustic chemicals, electrical shock, vibration, and occasional loud noise. Personal protective equipment—hard hat, safety glasses, and vest—is required on job sites.
