Job Description This role manages the day‑to‑day operations of an assigned property, ensuring that the property meets its budgeted financial and operational goals while complying with company policies, Fair Housing laws, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable regulations. Responsibilities Provide input into budget development by analyzing financial statements, marketing data, and operational reports. Achieve targeted revenues by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial status reports. Approve vendor, contractor, and service provider invoices, reconciling work performed or products purchased, ensuring valid certificates of insurance, coding charges correctly, and communicating with all parties. Control expenditures, maintain the petty cash fund, and stay within the approved budget. Oversee lease enforcement: approve resident applications, negotiate discounts and lease renewals, conduct inspections, issue notices, process evictions, and collect late fees in accordance with lease terms. Analyze market and economic trends to develop short‑ and long‑term marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, resolving service issues, and ensuring compliance with maintenance standards. Conduct regular property inspections and take corrective action to maintain safety, cleanliness, and overall appearance. Supervise property staff: interview, hire, orient, train, and manage performance in line with company policies and values. Manage client/owner relationships by meeting owners, conducting property tours, providing performance updates, and addressing owner requests. Complete accounting, financial, administrative, and other reports and perform additional duties as assigned. Basic Knowledge & Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or a related field. 4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills adequate to manage day‑to‑day operations, resolve complaints, maintain financial records, increase revenues, and coordinate teams. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and able to work independently, as a leader, and as a collaborative team member. Specialized Skills All required state and local licenses and certifications. Valid driver’s license to operate a golf cart on the property, and ensure all other on‑site staff who drive the golf cart also have valid licenses. Proficiency in internet, word processing, spreadsheet, and database management programs and in property‑management software such as Entrata, Yardi, and/or OneSite. Management and supervisory skills sufficient to hire, lead, evaluate, and manage direct reports, including maintenance specialists. Travel & Physical Demands Team members work primarily in an office environment but may also travel to the property; they must be able to access all exterior and interior areas, push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
