MAINTENANCE TECH

PURPOSE:To assist the Maintenance Superintendent in all areas required for the overall maintenance of the physical property. Maintenance Technician is essential personnel during inclement weather.ESSENTIAL JOB FUNCTIONS:The Physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The noise level in the work environment is usually moderate.DUTIES AND RESPONSIBILITIES:Perform all duties assigned.Repair minor items in areas of plumbing, electrical and carpentry.Paint interior and exterior, and drywall repair, if necessary.Perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas.Assist in grounds work when necessary.Repair concrete, masonry, roof, fencing, when required.Perform limited extermination services, when required.Participate in a standby emergency schedule for evening, weekend, and holiday coverage.Responds to all emergencies pull cord calls.Places calls to appropriate agency (rescue, police, etc.) in the event of an emergency Notifies management, in writing, of any emergencies that occurred while on duty.Responds to lock outs.Assists with after hour's elevator schedules (i.e. scheduled move-ins, scheduled move-outs, authorized deliveries, etc.)Maintain all sidewalks and steps to be free of snow and ice. To maintain safe ingress and egress for all residents.Assist in maintaining a safe work environmentKnowledge and use of Safety EquipmentAble to work in all temperatures and weather conditions.Able to lift 50 lbs. alone, 100 lbs. with assistanceMust be able to work on-call nights, weekend and holidays.This job description is not intended to be all-inclusive.
