Maintenance Tech IIIResponsibilities:ESSENTIAL FUNCTIONSPromote a safe working environment by following all safety proceduresMaintain and troubleshoot all conveyor systems in the buildingLead and audit preventative maintenance proceduresInstall, maintain, and troubleshoot relay logic, ladder diagrams, control components, photo-eyes, motor starters, limit switches, proximity sensors, solenoids, etc.Create and close out work orders with data including labor hours, equipment maintenance and parts usedDevelop training plans for service techniciansDevelop work plans for emergency repair of critical assetsPerform additional duties/assignments that may be required by management from time to timeSupervises and directs contractors and monitors performance of their assigned responsibilitiesPerforms and/or directs the performance of all maintenance service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.Manages contractors, including selection, scheduling and job assignments, appraisals and recognition.Maintain lighting system bulbs and ballastsAssist the operations team in the maintenance and repair of building and equipmentPerform general interior maintenance – hang pictures, repair office furniture systems, minor plumbingCompletes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assignedMoves office furniture, machinery, equipment and other materials as requestedPerform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operationsQualifications:BASIC QUALIFICATIONSHigh school diploma or equivalentAbility to work flexible schedules/shifts/areas, including weekends, nights and/or holidayPREFERRED QUALIFICATIONSAssociates or higher degree from a vocational school or college with a focus in the Mechanical or Electrical field5+ years of experience working with automated conveyors and controls5+ years of experience with electrical and electronic principles, National Electrical Code (NEC), and industrial electronics5+ years of experience conducting preventative & procedure-based maintenance5 + years of experience reading blueprints and schematics5 + years of experience with Programmable Logic Controls (PLC) programs3+ years of work order managementPrevious vendor management experience4+ years apprenticeship or equivalent experience in the Mechanical or Electrical fieldPrevious leadership experienceProject Management experienceExperience with a Computerized Maintenance Management System (CMMS)Knowledge of computer networking systems and infrastructureExperience with robotic or electromechanical operation and maintenanceAble to troubleshoot basic input and output functions. Low voltage signal tracing and troubleshooting of logical devices.Experience with Material Handling Equipment (MHE) safety standards, accordance with Original Equipment Manufacturer (OEM) and Safety Standards.Problem solving skillsCustomer focus and ability to balance customer needs with company proceduresOrganized and able to follow thru with commitmentsAbility to communicate clearly and concisely, both orally and written.Ability to work under pressure with time constraintsComputer Skills:Basic Requirements:1 year of experience in PC competency to include Microsoft Word, Excel and Outlook.Preferred Requirements:NoneOther Requirements:Basic Requirements:Promoting and conduct good housekeeping practicesFlexibility with work hours and days.
