Job Title: Maintenance Technician

Reports To: Lead Maintenance and Property Manager


RCMI Property: Cypress Pointe Apartments

GENERAL PURPOSE OF JOB:

This position is primarily responsible for assisting and carrying out the maintenance processes of the property including corrective, preventative, routine, emergency and cosmetic maintenance as well as the make-ready process in a manner consistent with the property's operational objectives.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Diagnoses and performs minor and routine maintenance/repair involving the following on a daily basis:
    1. Electrical and plumbing
    2. A/C and heating systems
    3. Water irrigation systems
    4. Stairs, gates, fences, patios, railing
    5. Tile, carpet, flooring
    6. Roofing, gutters, fasteners
    7. Interior and exterior lights
    8. Fireplaces, ceiling fans
    9. Gas fixtures, painting and appliances (when applicable)
    10. Shutters, doors, cabinets, windows, sliding glass doors
    11. Boiler, gas, electric
    12. Door locks, P.O. Boxes and locks
    13. Security systems and fire protection equipment
    14. Ceiling leaks
    15. Walls
    16. Pool/pool area, deck, tile, hot tub, pool furniture, pool equipment
    17. Grounds maintenance and detailing
  • Reports all major repairs and requisitions to the Lead Maintenance prior to any expenditure of funds.
  • Maintains maintenance shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring tools and equipment are property stored and well maintained.
  • Complete make ready units and works orders as assigned
  • On-call support
  • Strong customer service
  • Maintain professional appearance at all times
  • Additional projects as assigned by Lead Maintenance, Property Manager or Regional Maintenance Supervisor
EDUCATION and / or QUALIFICATION:
  • HVAC Certification
  • High school or GED equivalent
  • Must have valid driver's license
COMPUTER & EQUIPMENT SKILLS:
  • Microsoft Office
