Goldenrod Companies is seeking an experienced, polished, and hands-on Chief Engineer to lead facility operations at The Henry, a new high-end mixed-use development near The Battery and Truist Park in Atlanta.

The Chief Engineer will oversee the maintenance, repair, and performance of all building systems while helping establish and grow the onsite facilities team. This person will be visible to residents, tenants, guests, and vendors, making strong customer service and communication skills essential.

The first building is a 24-story tower currently under construction, consisting of 514 apartments and retail space. A second phase is expected to follow and will include apartments, hotel, condominiums, retail, and restaurants. This individual will ultimately oversee engineering operations for both buildings.

Responsibilities

• Lead all maintenance, repair, and operational activities for HVAC, mechanical, electrical, plumbing, fire/life-safety, and building automation systems.
• Develop and manage preventive maintenance programs to improve system reliability, efficiency, and longevity.
• Monitor building management and energy-management systems to identify operational issues and energy-saving opportunities.
• Oversee capital projects, equipment replacements, repairs, and construction-related coordination.
• Review drawings and blueprints and work closely with construction teams through punch-list, turnover, and occupancy phases.
• Manage vendors and contractors, ensuring work is completed safely, on time, within budget, and to Goldenrod's quality standards.
• Respond to emergency maintenance needs and establish clear emergency-response procedures.
• Ensure compliance with applicable local, state, and federal building, safety, and environmental regulations.
• Maintain accurate maintenance, equipment, compliance, and service records through CMMS systems.
• Assist with maintenance and capital budget planning, forecasting, and cost control.
• Hire, train, mentor, and manage the onsite engineering and facilities team as the property comes online.
• Deliver a high level of service to residents, retail tenants, guests, and internal stakeholders.

Qualifications

• High school diploma or equivalent required; technical training or degree preferred.
• Seven or more years of experience operating and maintaining commercial, multifamily, hospitality, or mixed-use building systems.
• Strong working knowledge of chillers, pumps, HVAC, electrical, plumbing, fire/life-safety systems, and building automation systems.
• Experience using energy-management systems and CMMS platforms.
• Construction and turnover experience, including reading and interpreting construction drawings and blueprints.
• Experience leading maintenance or engineering teams and managing vendor relationships.
• Ability to manage multiple priorities in a fast-paced, customer-facing environment.
• Professional, polished, and service-oriented communication style.

Preferred Qualifications

• Experience in high-rise multifamily, mixed-use, luxury residential, hospitality, or Class A commercial properties.
• EPA 608 Refrigerant Certification.
• Certifications or specialized training in HVAC, controls, electrical, plumbing, or building construction.
• Experience supporting new construction, punch-list, commissioning, and building turnover.
