Run detailed quantity takeoffs and build clean cost breakdowns across labor, materials, equipment, and subcontracted scopes. Dig into architectural and structural documents to map scope, surface cost drivers, and catch what others miss. Gather, level, and pressure‑test subcontractor and supplier bids so nothing slips through the cracks. Work shoulder‑to‑shoulder with preconstruction, project management, and field teams to keep estimates tied to real‑world goals, schedules, and client expectations. Spot smart value‑engineering moves and flag risks early before they become surprises. Sharpen the firm’s cost data, historical pricing, and unit costs so every estimate gets tighter than the last. Help shape proposals and present numbers in a way that’s clear, confident, and credible. What You Bring Real estimating experience in residential construction – bonus points for high‑end, custom, or luxury work. A trained eye for architectural and structural drawings, specifications, and scopes of work. A strong command of construction methods, materials, and current market costs. Fluency with estimating and takeoff software, plus the usual spreadsheet and project tools. Serious attention to detail and the analytical chops to back it up. The organizational muscle to juggle multiple bids and deadlines without dropping a thing. A collaborative, proactive, client‑first mindset that thrives on a tight, quality‑obsessed team.
