Maintenance Supervisor – Rosewood Commons, Charlotte, NC. Summary Oversee physical assets, general maintenance repairs, apartment make‑readies, preventive maintenance, and construction or rehabilitation projects in an apartment community. Coordinate with the Community Manager, supervise staff, manage schedules, budgets, and vendor relationships, and ensure all work aligns with community standards. Essential Duties and Responsibilities Supervise, schedule, and perform maintenance activities for the apartment community, including coordination with the Community Manager and office team. Determine weekly apartment make‑ready and service‑request schedules; communicate assignments to employees and ensure proper completion. Monitor staff performance, provide coaching and counseling, and assist in recruitment and interviewing of potential staff. Respond to resident requests and coordinate service‑requests prioritization; assign these to technicians and track completion to limit call backs. Coordinate warranty work orders with vendors, monitor repeat repairs, and determine corrective action. Plan and prepare vacant apartments for move‑in, walk units to assess make‑ready needs, perform repairs/replacements, and maintain trash cleanup. Organize and schedule safety and skills training for maintenance employees; provide one‑on‑one instruction as needed. Identify and address hazardous community conditions; complete safety audits and secure storage and utility areas. Perform preventive maintenance on equipment and apartments; order supplies while managing the maintenance budget. Maintain cleanliness and organization of work areas and maintenance shops. Support other communities on request, assist with hazardous weather or emergency situations, and attend industry or employer training programs. Perform any other duties assigned by the supervisor or manager. Knowledge, Skills, and Abilities Proficiency with computer operating systems and maintenance‑related software. Hands‑on experience with plumbing, HVAC, electrical, appliances, and pool/spa equipment. Ability to read and interpret repair schematics, drawings, and maintenance instructions. Strong interpersonal skills; able to interact regularly with residents, vendors, contractors, and staff. Excellent organizational and time‑management skills; able to prioritize tasks and manage multiple priorities. Detail oriented; able to maintain accurate work logs and ensure compliance with safety standards. Supervisory Responsibilities Under direction of the Community Manager, supervise on‑site maintenance staff, including apprentices, technicians, and groundskeepers. Qualifications Preferred: Construction experience. Required: Previous supervisory experience. Ability to troubleshoot and repair HVAC, plumbing, electrical systems, major appliances, pool and spa equipment, and community service systems. Valid driver’s license or dependable transportation for service calls. Education and Experience High School Diploma or equivalent required; some college or trade school preferred. Minimum of 5 years general maintenance experience and/or at least 1 year multi‑family, industrial, or institutional service‑request experience. Certifications Freon Recovery Certification Type I/II or Universal. Certified Apartment Service Technician (CAMT) preferred. Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, first aid, and fire extinguisher use preferred. Required certifications/permits for city or state operations (pool, electrical, plumbing, HVAC).
