Director of Building Services

Overview Avanath is a leading property management company focused on providing affordable housing. The Director of Building Services supports the corporate purpose of delivering excellence in customer service and maintenance operations. The Role The Director of Building Services is a critical contributor to the company’s maintenance operations, training and development of the maintenance team, and ensuring compliance with procedures, technology, financial management, and long‑term asset preservation. Key Accountabilities Develop and maintain Avanath’s maintenance standardization program for all communities, including safety programs. Assist in expanding and refining policies and procedures in the operational manuals. Oversee Yardi maintenance dashboard and ensure property compliance with maintenance operations. Assist with budget preparation and execution. Monitor maintenance KPI’s for all assigned properties to maximize performance and enforce standards. Streamline and recommend on‑site maintenance policies and procedures to enhance NOI and performance. Conduct monthly property inspections, prepare follow‑up status reports, and follow up with supervisors. Maintain a strong customer service orientation with a focus on integrity. Offer recommendations to senior leadership on expense programs. Recommend, develop, execute, and monitor capital and non‑routine improvement projects. Execute companywide service contracts. Monitor, forecast, and provide recommendations for common expenditures at a company wide level. Assist with vendor issues, especially with preferred vendors. Develop and train maintenance associates with new hire and mentorship programs. Establish training schedules in coordination with the Training Manager. Maintain personal technical skills for troubleshooting, diagnosing and repairs. Research new programs to enhance operations. Ensure safe working practices are followed by all maintenance staff. Identify and research common life safety issues and correct them promptly. Develop, customize, and implement the Preventive Maintenance Program on a site‑by‑site basis. Identify and implement creative programs to increase property value and morale. Contribute to associate recognition programs. Assist with performance evaluations and strategic personnel planning. Assist with interviewing new hires and recommending rewards or disciplinary action. Maintain compliance with all applicable regulations and federal Fair Housing laws. Evaluate and bid out existing portfolio/corporate contracts. Respond to emergency situations such as fire, flood, security breach, etc. Perform other duties as assigned by senior leadership. Manage tools and parts inventory program compliance. Adhere to company safety policies and OSHA regulations. Qualifications 5‑7 years of experience in property management, facilities management, or building services leadership. Strong understanding of building systems, maintenance and construction. Certifications in HVAC, CPO, and OSHA preferred. Proficiency in relevant software and data management tools. Ability to work independently with minimal supervision. Experience developing and implementing long‑range and short‑term maintenance educational programming. Experience creating momentum and fostering organizational change. Knowledge and skills in operating and maintaining year‑round programs and facilities. Strong customer service orientation. Willingness to travel within the US for training and inspections (minimum 3× per week). Strong interpersonal, verbal and written communication skills. Advanced knowledge of Microsoft Office and Office 365. Administrative skills in reporting, budgeting and spreadsheets. Detail‑oriented, cost‑conscious and reliable to meet deadlines. Strong organizational skills and training ability. Excellent business judgment with a strong sense of fairness and integrity. Ability to interact with senior executives, vendors, partners, and investors. Capacity to work well under time and other constraints. Physical Demands & Working Conditions Essential staff required to report to work and adhere to safety protocols. Frequent sitting and walking. Travel within the region and to other business offices via airline, train, and automobile. Repetitive use of computer, keyboard, mouse and phone. Reading, comprehending, writing, performing calculations and communicating verbally. May work on elevated sites and uneven ground. Occasional squatting, bending, twisting, pushing and pulling.
